We are pleased to submit this proposal as an outline of the terms and conditions
acceptable to Landlord under which TCCTA would renew your lease agreement at Travis
Oaks.

OPERATING EXPENSES
In addition to the Annual Net Rental above, Tenant shall pay its pro rata share of all
operating expenses for the Building including taxes, insurance, utilities and maintenance.
Expenses for 2007 are estimated to be $10.48 per rentable square foot. All expenses shall
be grossed up to reflect 95% occupancy.
TENANT IMPROVEMENTS
The Tenant shall accept the Premises in it’s “as-is” condition.
RENEWL OPTION
Tenant will have the option to renew the lease, in its “as is” condition, for one (1)
additional consecutive term of sixty (60) months, with nine (9) months prior written
notice of Tenant’s intent to renew, on the same terms and conditions as the then current
Lease Agreement, except for the rental rate, which shall be equal to the then current “Fair
Market Rental Rate.”
AFTER-HOUR HVAC CHARGES
The initial after hours HVAC charge shall be $40.00 per hour for HVAC usage in the
Leased Premises after normal Building operating hours.
LIMITATIONS OF PROPOSALS
Please consider this proposal in effect for fifteen (15) days, but may be amended by
Landlord as negotiations proceed regarding this proposal, and it is further subject to the
timely execution of a lease. This proposal is not binding on either Landlord or Tenant
and neither Landlord nor Tenant shall be obligated to sign a lease upon such terms, until
a formal lease has been negotiated, mutually agreed to, and executed by both parties. The
terms of this proposal are subject to withdrawal without notice, prior lease, credit, and
availability.
