The Newbury Complex is an exciting EB-5 investment opportunity in one of the
largest new retail developments in the United States, attracting new national retailors to the Pittsburgh area. The site of Newbury is located in the fastest growing
area in Pennsylvania and in the heart of the region’s energy resurgence. With the
natural gas, coal, oil and nuclear assets available it is no surprise that Newbury’s
residential homes have been selling out quickly. The residential component and
site work completed in 2008 and over the years since the Complex has evolved
to the point construction is in demand immediately on all phases of commercial
development.

Newbury Financial Structure
The total financial cost of Newbury is $410 million and EB-5 Investments will total $31
million from 62 investors. The investment will be structured as a loan and each loan
will have a maturity term of five years from the date it is invested in the project’s vertical construction. A senior lending group has provided over $46 million in loans already
on the site and is prepared to provide additional senior loans up to $70 million to compliment an up to $31 million in EB-5 second lien loans. The administration fee is $45,000
not including legal fees.
