32 and 34 Kenneth Avenue, London – Urban Design Neighbourhood The site is located within the Piccadilly Neighbourhood area which includes low and medium density residential uses mixed with commercial areas and institutional uses along Oxford, Richmond and Waterloo Streets. The larger area is made up of residential neighbourhoods known as Old North, the Bishop Hellmuth neighbourhood and the Piccadilly neighbourhood area. The neighbourhood is traversed by a rail corridor along the southern edge of Piccadilly Park. There is a private school (Montessori) within this block, located on Waterloo Street. Kenneth Avenue is a one-way westbound street. The neighbourhood is comprised of one, two and three storey homes. Lot sizes vary; Piccadilly Street lots are for the most part larger (wider) than the lots on Kenneth Avenue. The neighbourhood is not uniform, with homes on smaller and larger lots. Houses range from one floor to three storey homes with varying building materials and styles. All of the homes on Kenneth Avenue are two storeys. The existing buildings are positioned at the front of the properties, garages, if any, are detached rear garages. Kenneth Avenue is a ‘one-sided’ street fronting Piccadilly Park. The homes facing Kenneth Avenue all front the street and park and are not hidden behind garages. 32 and 34 Kenneth is the creation of two lots with a one semi-detached two storey building (housing a total of two dwellings each with three bedrooms) and two detached single car garages. Parking is provided by driveways accessed from Kenneth Avenue. Front walkways will provide access from the building entrances to City sidewalks. The buildings are positioned at the front of the properties with detached rear garages to continue the streetscape of the existing homes along Kenneth Avenue. The entrances and main window openings are located on the front homes, matching the existing homes on the street. The building has been designed with a stucco and wood exterior and a front to rear low slope roof. The design is contemporary in nature. A covered front porch will provide access into the home. The windows are large and designed to maximize the view from the home onto Piccadilly Park. The placement of the building is close to the street to maintain the exiting streetscape.
