Vehicle access
Inclusive access
The proposed development will be accessed by vehicle
from the principal surrounding route, Watford Road,
providing easy access into the site (1).
The scheme is designed to ensure that all users will
have equal and convenient opportunity to access
buildings, spaces and the public transport network. This
will be ensured through the following ways:
Movement network
•
Within the site, a coherent route network is proposed
with principal routes with pavements allowing
convenient and legible movement along the key routes
(2) and shared surface streets providing a safe and
human orientated environment within the lower scale
residential streets (3).
Pedestrian access
Ensuring pedestrian permeability has been a
fundamental part of the design development process.
In addition to the vehicle access point into the site,
an additional pedestrian access point into the site is
proposed from Boat Horse Lane to the north of the
site (4). This will allow convenient pedestrian access
to local facilities located within Crick village to the
north, encouraging movement on foot. In addition to
pedestrian footpaths along the key routes, footpaths
are also proposed through the areas of open space
(5). A footpath is also proposed to be implemented on
highways land connecting Boat Horse Lane to Watford
Road where at present there is no footway.

The detailed design of each dwelling at reserved
matters stage will have a level threshold to enable
access for all persons.
External gradients of pavements will be graded to
ensure access by mobility impaired persons will not
be impeded by slopes.
The streetscape will be designed to ensure that
it is compliant with highway guidance, including
provision of dropped kerbs and tactile paving, if
required.
The open spaces within the scheme will be
designed to be accessible to all members of the
community.

Design and access
Summary
Node Urban Design has been commissioned to prepare a
masterplan and design and access statement in support
of an outline planning application for a residential
development on land to the east of Watford Road, Crick.
The application proposes:
‘Outline application for a residential development of up
to 120 dwellings on land off Watford Road, Crick with
associated access and all other matters reserved.’
Conclusion
This design and access statement has demonstrated
that the quantum of development proposed for the
site can be accommodated in line with national policy
and guidance together with local policy and guidance,
including Crick Village Design Statement (2004).
The proposal would create a high quality new residential
development in a sustainable and logical location
where new residents would assist in supporting existing
services within Crick village centre.
