What Is MEES? • The Minimum Energy Efficiency Standards is a new legislation passed in 2015 meaning that a Minimum Energy Efficiency Standard (MEES) will be imposed on both domestic and commercial properties in the Private Rental Sector (PRS) as of the 1st of April 2018. • The legislation means that any new rentings of a property will have to have a minimum EPC rating of an E. • By 2020 this minimum rating will also apply for a existing rented properties. The stages of MEES. • The first instalment of the legislation means that any new renting agreement for a property will have to have a minimum EPC rating of an E. • By 2020 this minimum rating will also apply for a existing rented properties. • By 2025 the government is looking to increase this minimum rating from an E to a D. • By 2030 the government is looking to increase the minimum rating from a D to a C. It will be unlawful to not comply to the minimum standards at any stage of the legislation. This means that landlords will need to make necessary changes before April 1st 2018. What penalties could you face? Failure to comply with the minimum rating is unlawful and therefore could land you with a fine or penalty. As a landlord, if you are found to be renting a property under the minimum rating you could be fined up to £5000 for domestic and £150,000 for non-domestic properties!
