I N T ER V I E W W I T H JA N VA N S O N , D I R EC TO R O F VA N S O N O N D ER H O U D & S CH I L D ER W ER K EN C O N S TR U C TIO N TE A M Van Son and Winters strategic partnership in connection with the renovation of Gageldonk in Breda ‘There is one team with one approach’ Winters has fully renovated 93 flats for the AlleeWonen housing association during the past few years in the Gageldonk residential area in Breda. 32 flats were dealt which in a Construction Team partnership during the first phase and 61 flats were involved in the second phase that was implemented in 2016. These activities were performed by Winters in a strategic partnership with Van Son Maintenance & Schilderwerken. Director Jan van Son: ‘The good partnership during the first phase was a springboard to the second phase.’ ‘Winters is an extremely reliable partner that has much professional knowledge and very pleasant employees. I would definitely embrace such a construction again in the future.’ - Jan van Son Know-how is the product of two companies The Winters - Van Son combination won the tender and performed the renovation work during the October 2015 to March 2016 period. Van Son: ‘We started together from the very beginning and we used to the highest extent all the know-how from both companies. We mapped out the full condition of the outer shell in advance by using the Property Plan software system that we manage ourselves and analysed it. The Winters and Van Son inspectors worked together on this: you check out each other’s and learn from each other.’ The same corporate culture Van Son: ‘You also notice during the activities that you are not that different with regard to vision and approach. We use the same implementation processes for projects and pay much attention to sustainability: we are equivalent companies with regard to corporate culture. You notice that there is one team at the construction site with one approach: such a project is a smooth running engine that offers continuity. You see that the employees in this partnership form deal with each other differently than with regard to traditional tendering projects and residents benefit from this too.’ 8 Well within the planning The renovation work was performed in 106 workable days while the contract was based on 120 working days: well within the planning! The entire work package was also performed without any additional or less work. The roofs and walls were insulated, the pointing and rainwater piping were updated, windows and doors were replaced, new walkway floors and balconies were installed and all existing frames were provided with HR++ glazing during the renovation. Van Son: ‘These are considerable interventions; the fact that the residents were supposed to be able to say, made everything that bit more complicated, but this is exactly what we specialise in as an organisation. You can only realise such challenging projects with planning and budget when you tackle everything jointly and in a well-organised manner.’ 9
