Ohio Housing Finance Agency (OHFA) Uploading Instructions Go to https://lol.ohiohome.org/Bin/Display.exe/ShowSection and log in. If you need a user name and password, please contact your manager; everyone should have their own. Once you are logged in to the Lender Online site, you will see the Home screen with the following tabs: NEW RESERVATION: This tab is where the Loan Officer would go to reserve funds for a new loan; Processors should not use this tab. AVAILABLE FUNDS: This is another tab the Processor shouldn’t need to use; it’s for the Loan Officers to verify that there are sufficient funds available for the loan type he or she is choosing for their borrower. REPORTS: This is a list of available reports that can be customized and printed; again, this is not used for Processor purposes. USER ACCOUNTS: This tab is where Processors and Loan Officers would go to modify their personal account information and/or change their Lender Online login password. LOAN STATUS: This is the tab Processors will use regularly to check the status of their borrowers’ commitments, print docs needed for approval, upload docs for review, upload conditions, etc. To find your loan, use the Advanced search box at the top left and enter any of the information to search for your file; Lender Loan No, Borrower Name/SSN, Co-Borrower Name/SSN and click Go. (I normally type the borrower’s last name and hit go to find my active loans.) Once you see your borrower’s loan, you can do the following: VIEW: Click this button on the far left to review all the details of your loan (Reservation & expiration info, first & second mortgage info, status of the commitment, conditions/exceptions, etc.) This is also where you will see that your commitment has been approved later in the process. REPRINT: Click this button to view a copy of the original reservation made by the loan officer. You can print this reservation page to include in your Blueprint docs as OHFA – Miscellaneous Forms for the Underwriters. This is also what the Loan Officer should be sending to Robert for the original lock request the SAME DAY they make the OHFA reservation. PDF DOCS: Click this button to find the documents you will need to fill in and upload to this website for the commitment. For the loan shown above, you would check the box for Market Rate Commit Pkg 1113 and click the Generate Documents button, then click on the pdf link to obtain them. Fillable pdfs will be generated which you can type directly onto and print, however some of the pages must be done by hand and at least one requires your original signature. (You can also just print all of the needed documents and handwrite the information on them.) If you have the full version of Adobe, you can fill in the docs and save them to your desktop for future reference or easy access for any changes that may need made later. In this example, the borrower is receiving an FHA first mortgage with the OHFA Down Payment Assistance. The pdf docs that are generated are: - - Commitment Submission Checklist –You must include this checklist in your submission to OHFA; it is not optional. (Check all boxes before submitting as they apply.) Loan Commitment Voucher – If you do not have the appraisal back yet, you will be missing a few boxes on Property Data. You can either wait for the appraisal if it will be back within a couple of days or look up the property in a public records search. You can always change the forms, upload them again and ask the OHFA rep to re-review if necessary, although you should try for as few submissions as possible. Borrower Affidavit (2 pages) Lender Underwriter Down Payment Assistance (DPA) Second Mortgage Loan Application Gift Award Letter Down Payment Assistance Funding Verification Form Mortgage Revenue Bond Program – 203k only Family Income Certification Borrower Authorization for Referral to Counseling – although not completed until closing, it must be submitted with all other docs at initial submission Zero Income Affidavit - although not completed until closing, it must be submitted with all other docs at initial submission PDF DOCS is also where you would click to retrieve your commitment letter once you see that your commitment has been approved. Click the box next to the document, click the Generate Documents button and then click on the pdf link. You should always verify that all information on this commitment letter matches all terms of your loan and then upload it to Blueprint; if anything is incorrect, you will need to contact the rep at OHFA who issued the commitment and ask them to revise the letter.(You will find that you can actually change most of the information on the pdf document yourself, however, if you do not request the OHFA rep to change it for you, the final docs on OHFA’s side of the closing will be incorrect.) EDOCS: Click this button to upload documents needed for the final commitment. Per OHFA guidelines you must upload ALL required pdf docs and ALL required loan docs in ONE pdf, in the order of the checklist. Nick has just recently updated the print stack in Blueprint to make this easier on all Processors (OHFA STACK FOR PROCESSING). As long as you have everything labeled correctly in Blueprint, the stack order should be correct, but as always, you will want to double check the print view with your checklist to make sure you have everything before submitting to OHFA. (See Blueprint Labels document) When ready, you will go to EDOCS and in the top, left section labeled “MRB/MCC Commitment Package Documents” you will click ADD NEW. Click the blue Click Here button to upload your attachment then select the document name from the dropdown depending on what kind of assistance your borrower is using. When uploading conditions, instead of choosing from this dropdown, you can enter a customized document name in the next box and label is as “Conditions”. You can also enter any notes you feel are necessary in the large comment box. When ready, click Save at the top, and hit ok when the next screen advises that the update was successful. Next, check to be sure all attachments you chose have been successfully uploaded. YOU’RE NOT DONE! You will then need to click the Submit button at the top. This is imperative as the docs will only be uploaded for you to view, but no OHFA rep will have access to the docs until you hit Submit. Once submitted, you will have two dates shown to the right of the documents – one showing the date you uploaded the docs, and another showing the date and time you actually submitted the docs to OHFA. ***IF YOU DO NOT HIT SUBMIT AND CHECK THAT IT WAS DONE SUCCESSFULLY, YOUR FILE WILL NOT BE REVIEWED AND YOU WILL NOT RECEIVE AN APPROVAL FROM OHFA!*** For the Homebuyer Ed Cert requirement, you will follow the same procedure as above, except you will upload it to the bottom, left section of EDOCS called Counseling Certificate (OHFA USE ONLY). You should separate your Homebuyer Ed Cert from the rest of your submission and upload and save and submit it here. Once your document package has been submitted, you can usually check back on the site in about two business days to see the status of your file. If it does not appear that it has been reviewed at that time, I would recommend contacting an OHFA rep and asking when it will be reviewed as the normal turn time is 1-2 business days. When you check the status of your file, you’ll look it up and click on the View screen to check for any conditions or for an approval status. You will need to upload all conditions as one fluid document as you did on the original submission, using the same process as before. Once you have saved AND SUBMITTED the condition documents, you will want to contact the OHFA rep who reviewed the initial file and let them know the conditions are there. Again, the turn time is normally 1-2 business days for review so it’s important that you get the conditions uploaded to the Lender Online site as soon as possible to avoid delays in the approval process. When you check for the status of the conditions upload, you will normally see most of them cleared with the exception of any items that are to be completed at the time of closing. Once all pre-closing conditions have been cleared by the OHFA rep, you’ll see in the Stage/Status/Date area of the View screen that a Commitment has been issued. From here, you’ll want to go to your PDF DOCS, find the commitment letter, and print to Blueprint. As long as there are no further conditions, the Processor’s part in the OHFA commitment process is now complete.
