The parking strategy for the Geranium/Pace proposal for Main and
Lloyd Streets has been updated to reflect proposed changes to the
building based on further feedback received from the community
during the public consultation process. The modifications
proposed including the following:

• increasing the surface parking area to achieve 10 parking spaces
for a total on-site parking provision of 80 spaces; and

• modifying the 'flex' parking area shown in the loading area (to be
used through management of the schedule for loading in off-peak
times) to achieve a total of 8 additional spaces.
The following sections set out a recommended parking strategy for the
revised building.
Resident Parking
To accommodate resident parking needs for the 67 units, we
recommend as follows:
• provide a minimum of 1 parking space per unit (i.e. 67 spaces)
which his appropriate given the proximity to the GO Station and
the other amenities of Downtown Stouffville; and
• utilize the 3 tandem spaces as resident parking that would be sold
to the purchasers of 3 of the units for the purposes of a second
parking space.
Visitor Parking I Commercial Parking
Applying the shared parking formulas as described in our January 2013 Transportation Report to the updated
development statistics indicates that the site will require 22 parking spaces to accommodate the weekday
afternoon peak (12pm to 5pm) for visitors and commercial uses. This weekday afternoon peak is the critical
time because this is when the GO lot is full and the on-street spaces on Main Street are generally full.
During the evenings and weekends the shared requirement will be slightly higher, in the order of 23 parking
spaces. However, during evenings and weekends there is additional parking available for visitors in the
neighbourhood to accommodate the slightly higher demand.
Based on the above, I recommend the following strategy to accommodate the visitor I commercial parking
needs.
•
Continue to utilize a shared parking approach to ensure that parking is managed efficiently between
residential visitors and commercial uses.
•
Utilize the 10 surface spaces on-site for either visitor parking or for parking for the commercial uses.
•
Secure an arrangement for 12 off-site parking spaces nearby, which when combined with the 10
spaces on site, will provide enough parking to meet the total daytime need of 22 spaces when Main
Street is busy and when the GO lot is full. The off-site spaces should be located anywhere within the
Main Street area within a close walking distance of the site (i.e. within approximately 5 minutes). A
diagram illustrating approximately a 5 minute walk is attached on the following page.
•
Continue to promote the use of the loading area as a flexible parking area to provide approximately
8 additional spaces during off-peak times (e.g. evenings and Sundays) when the scheduling of the
loading area permits.
•
Promote use of the area public parking amenities (e.g. such as the Main Street GO Station parking
lot across the street) to accommodate any overflow parking demand on an informal basis during off
peak hours associated with visitor I commercial parking.
