To ensure the effective control of CCTV operations and door access systems complying with data protection requirements and maximize the benefits of this resource in terms of staff and resident’s safety. To liaise with the Housing Co-ordinator, colleagues residents and contractors as necessary to maximize the objective of providing a quality concierge service. To take appropriate action to protect the project, including identifying any activities which may result in damage to property or undue annoyance to the residents and neighbours. To maintain active records of all interactions with young people in the project. To ensure all equipment on site is in good working order, maintained in a clean functional state of repair, and all repairs needed in the communal areas are documented and reported. To positively promote the image of the organisation in all dealings with residents and colleagues and other agencies by providing a professional and quality service. To be responsible for programming /reprogramming of fobs, collecting money in relation to this and forwarding to the Housing Co-ordinator. To provide a security presence, in support of residents, undertaking regular patrols of the project, taking appropriate action with regard to any acts of nuisance at/in the project. To provide a professional front line enquiry and reception service to residents, visitors and contractors and to deal appropriately with any day to day enquiries and complaints or redirecting as necessary. To maintain the appearance of the Concierge station, ensuring that it remains clean and tidy at all times. Receiving and recording of information reported regarding housing or maintenance issues, completion of appropriate paperwork. Logging and reporting to the Housing Co-ordinator all information as necessary. To have a regard for Health & Safety issues relating to users of the project and identifying areas of concern within the scheme via television monitors, reporting such matters to the relevant people e.g. hazardous objects, failed lighting. To prepare written reports in respect of any such acts of vandalism, damage, or other breaches of License Agreements for the attention of the Housing Coordinator. To be conversant with appropriate security and emergency procedures and regulations and attend to emergency situations, as required, assess the situation and call out the appropriate personnel and, where necessary make the situation safe. To monitor regularly the cleanliness in the main entrance, communal and bin areas and to report any problems to the Housing Co-ordinator To participate in training courses which are deemed beneficial to the post. To attend regular supervision/appraisal sessions with the line manager in accordance with current arrangements for the supervision of employees. To undertake any duties and responsibilities as are within the spirit of the job purpose, the title of the post and its grading.
