Position Summary: Functions as an individual contributor with leadership responsibilities on a project basis. Performs a real estate
development project management role that includes internal associates and external consultants. Interacts with local, state and federal
officials. Informs and advises top management on real estate decisions. Evaluates complex business situations and recommends course of
action. Works closely with the Real Estate, Legal, Research and Engineering staff on matters relating to new and existing stores and presents
projects to the Real Estate Committee. Responsible for site/building modifications to existing stores, excess property disposition, monitoring
competitive activities, coordinating miscellaneous existing store real estate activities, assisting with store relocations and expansion projects
and new store development projects.
Principle Duties and Responsibilities: Negotiates a variety of real estate deals including changes to existing stores, lease renewals and excess
property dispositions.
• Seeks landlord consents/approvals and permits for store related projects.
• Performs miscellaneous projects relating to existing stores such as pharmacy additions, securing traffic improvements, improving signage,
modifying parking lots, securing easements and resolving legal disputes.
• Collaborates with cross functional team members from various internal departments and manages external consultants to secure real estate
project approvals.
• Actively participates in Real Estate Committee Meetings and presents new store site locations.
• Coordinates and assists in negotiations, due diligence, permit approvals and closings for store expansions, relocations and new store
development.
• Conducts site location research and analyses through fieldwork, telephone contact, database research and other methods to determine:
zoning status; site configuration; property availability and development issues.
• Identifies strategies for real estate issues and develops and implements short-term and long-term real estate solutions.
• Establishes and maintains business relationships with outside commercial real estate brokers, developers, attorneys and other parties.
• Identifies competitors’ real estate development alternatives and evaluates alternative deal structures.
• Drafts legal documents that are reviewed by the Legal Dept and works with Legal to assemble required legal documents for various real
estate deals.
• Assists Real Estate Accounting, Property Management and Maintenance associates with existing store negotiation issues.
Basic Qualifications: Bachelor’s Degree required. • Work experience or educational background in commercial real estate, finance, market
research, law or engineering.
• Proficient in web-based research skills, Excel and Word skills, familiarity with database software.
Preferred Qualifications: Advanced degree in Law, Business Administration, Engineering or related subject preferred.
• 1-3 years of experience in retail corporate real estate industry. • Previous experience with corporate grocery retailer.
Skills and Abilities: Ability to handle multiple projects and shifting priorities; complex problem solving skills; ability to work independently.
• Highly developed interpersonal skills (e.g. strong listening, presentation/public-speaking skills, and negotiating), communication, negotiation
and relationship-building skills (i.e. with developers, brokers, and public officials).
• Strategic thinker with the ability to think creatively, evaluate, set and reset priorities and to make timely and sound business decisions on
complex, high risk/high reward projects.
• Ability to maintain highly confidential information. • Strong analytical and judgment skills and ability to comprehend broad range of technical
issues.
• Proven track record of successfully managing multiple, complex projects in a fast paced work environment.
• Detail oriented with strong organizational skills. • Highly motivated, self-directed, and results driven.
• Ability to travel regularly and to conduct physical evaluations of market areas. • Strong project management skills.
