can be made depending on the requirements. The level of detail can be varied depending on your
requirements for the resulting information. Fee structure does depend on the level of information already

Full Detail Floor Plans - Providing a comprehensive data set of the entire centre, including levels
and heights, services

Mall Flooring - can be used for feasibility for a unit to protrude into the Mall to ensure
that any specific tiling pattern is maintained.

Underground Services - Confirmation and Mapping of underground service positions

Building Information Modelling - Creation of an ‘intelligent’ 3D model, used for the design, build
and management of a property.

Case Studies
Dolphin Centre - Poole - Wereldhave
To assist with a £6.5m investment to introduce new flooring, lighting, signage, glazing and other
improvements, the client turned to Plowman Craven for full measured surveys of all the units and back of
house locations including all service areas, a library and a sports centre.
The multi-faceted nature of the project meant that our dedicated Plowman Craven Project Manager and
team of specialist measured building surveyors were limited to a strict access program. A clear
understanding of the required completion milestones set out by the client was vital from the onset. In order to
meet the tight deadlines and the level of information required, 3D laser scanning technology was used in
appropriate locations to collect data quickly with minimal disruption to customers and staff.
Using a wide range of the latest technology, Plowman Craven also provided elevations and sections
including neighbouring facades on the bus station and surrounding offices.
Our laser scanning instruments collect high accuracy data providing millions of measurements in three
dimensions called point clouds.
The result is an organised 3D digital representation of a subject which is delivered quickly, efficiently and
accurately. Real-time access to this data enables us to extract and provide critical measurements instantly,
or post process, it provides the measurement platform to extract 2D drawings, or 3D models.
Retail Developments
Plowman Craven has been involved in a number of retail developments lead by Land Securities notably
Highcross, Leicester, St David’s Dewi Sant, Cardiff and Trinity, Leeds. These developments have required
multi-phase visit schedules over an extended period of time to fit in with the handover of the units by the
contractor to ensure no delay in providing area measurement.
The measurement of the units has been used to ensure that the
contractual obligations have been fulfilled. The Area Report and
Lease Plans have gone into the Tenant Pack supplied for in coming
tenants.
A number of these projects have seen the new development
incorporated with existing centres. We have undertaken a
measurement of these existing units to ensure that there is a
consistent approach to the measurement and reporting of all units
across the enlarged centre. The reports for the existing centre have
been used for Asset Management to evaluate the options for
maximising the potential from the existing units and mall area.
At St David’s Dewi Sant the development included a significant
residential element to the development above the new shopping
centre. Plowman Craven was commissioned by the developer to
confirm that all the flats had been built to the specifications.

Northern Retail Quarter, Bracknell – Gardner & Theobald
The Northern Retail Quarter (NRQ) project forms part of an exciting master plan to re-develop the town
centre of Bracknell. The objective is to breathe life into the retail heart of the town, entice custom and key
traders to the area and create an improved visitor experience. The proposal will see a large portion of
existing buildings demolished and the construction of a new state-of-the-art shopping complex comprising
various department stores, major shop units, smaller shop units, a cinema, cafes and eateries and multistorey car parking. The scheme will also include major utility works and public realm enhancements.
In order to assist in planning applications and to ensure accurate design proposals could be produced, a
variety of specialised measurement surveys were required.
Gardiner & Theobald, Project Managers working on behalf of the Bracknell Regeneration Partnership,
enlisted Plowman Craven to undertake the task.
Using a combination of traditional 2D survey methodology and 3D laser scanning, Plowman Craven
provided:

3D topographical survey of 9 hectares
Internal floor plans of the existing shopping mall
Net Internal Areas of all retail units in the existing mall
External elevations of fifteen buildings for both architectural and Rights of Light purposes
TruView™ of a complex roof structure inside the mall.
Close liaison between the Plowman Craven Project Manager and the various teams involved ensured that
the primary challenges of tight deadlines and access to occupied buildings were effectively managed.
All stakeholders in the re-development project were given the ability to instantly access all measurement
data via a web portal established and hosted by Plowman Craven.
Planning permissions are well under way and large stores including Waitrose and Marks & Spencer have
already committed to occupy space in the town.
Plowman Craven became the preferred supplier for the Northern Retail Quarter measurement exercise due
to its ability to provide the specialist resource required within the specified timeframe, its use of innovative
technology and provision of value added services.
The web portal continues to be hosted by Plowman Craven and remains an essential information tool for
everyone involved in the redevelopment program as it progresses.
