Section 10 – Leasing Bonus Incentive Program
Only communities with prior owner approval may participate in this incentive
program. Communities which are 100% subsidized and Housing Assistance Program
(HAP) units are not eligible. Regional Property Managers will advise the Community
Managers if a community is not eligible to participate.
Leasing bonuses are paid monthly for move-ins from the previous month.
Bonus Plan
New Lease Bonus = $40
Hold Time Bonus = Additional $20
Apartment vacates 9/30/XX and new move in occurs by 10/14/XX, a hold time bonus
will be paid.)
If an occupied apartment is re-occupied within 14 days of move out, a hold time bonus will be paid
If a vacant apartment is occupied within 14 days of the application date, a hold time bonus will be paid
Vacant apartment is rented 9/15/XX and move in occurs by 9/29/XX, a hold time bonus
will be paid.
If an apartment is being rehabbed and is re-occupied within 30 days of move out, a hold time bonus will
be paid
Apartment vacates 9/30/XX. Rehab process occurs and apartment is re-occupied by
11/01/XX, a hold time bonus will be paid.)
Transfer Bonus = $20
Must be pre-approved by Regional Property Manager
Resident must completely satisfy lease term prior to transfer
Pre-inspection of the apartment is required
Apartment must be re-occupied within 14 days of move out
Apartment vacates 9/30/XX and transfer of current resident occurs by 10/14/XX, a hold
time bonus will be paid.)
This program may be modified on the Community Marketing Program with prior
written approval of the Rental Division’s Assistant Vice President or Vice
President.
Leasing Bonus Report
When a potential customer visits a community they must complete a welcome
card. The Marketing Consultant shall clearly initial the back of the welcome card, and
enter the information into Jenark on a daily basis. This will document the customer’s
initial visit. The person who first tours the customer as documented in Jenark and on
the welcome card, and fully completes all paperwork, when available, will receive the
bonus.
If there is no documentation of the initial visit and the customer returns to complete an
application, the employee who facilitates the application process shall receive the
leasing bonus. If a leasing bonus dispute should arise, it shall be directed to the
Community Manager whose decision must be reviewed and approved by the Regional
Property Manager.
Employees are responsible for completing the necessary paperwork associated with
this program in order to receive prompt payment. The Community Manager or
Marketing Manager will verify hold times and determine the appropriate bonus amounts.
The following Jenark reports are needed to document move-ins and hold times.

The Community Manager or Marketing Manager will be responsible for ensuring that
both the Leasing Bonus Report and the Move-out Report from Jenark are forwarded to
the Regional Property Manager at the Main Office by the 5th of each month for their
review. Regional Property Managers are to ensure approved Leasing Bonus Reports
are forwarded to the Payroll Manager by the 10th of each month for payment with the
second payroll cycle of the month. Please note: Original Leasing Bonus Reports
are required. No faxes, copies, or scans will be accepted.
