Team approach means clients get the best deal
Knight Frank’s in-house solutions with Knight Frank Project Management and Building
Consultancy (PMBC), Town Planning and Industrial
Whether you’re looking to buy, sell or lease an industrial property, you want to know you’re in safe hands.
Knight Frank’s ‘end-to-end’ approach means investors, tenants and landlords not only have access to the
resources of the Industrial team, but clients can also rely on the collective expertise of the Town Planning and
Project Management and Building Consultancy (PMBC) divisions.
That means you’re in the most qualified hands in the industry.
“At Knight Frank we offer a one-stop shop of professional advice for every stage of the property lifecycle,” said
Knight Frank’s Head of Industrial, New South Wales Tim Armstrong. “Everyone wants access to the best
people at their fingertips and we have the opportunity to put that under one banner.”
“We have a holistic solution where we can assist a tenant or landlord in every step of the process: working
through fit-out and building construction issues, to making sure a property has the right zoning and planning,
through to finding the right tenant,” said Mr Armstrong.

Knight Frank’s Industrial division offers services across the board, from single site to portfolio disposals, land
subdivision, tenant and buyer representation, investment sales and sale/leasebacks, leasing, sub-leasing and
assignment of leases.
Our expert team takes a strategic and multi-faceted approach to ensure we match the right property to the
right client; whether that is manufacturing, warehousing or logistics accommodation. That means drawing on
the depth of experience and capability of Town Planning and PMBC.
The planning and urban design experts in Knight Frank’s Town Planning division pride themselves on
unlocking hidden potential within sites and adding value through the planning process.
“Unlike more traditional planning consultancies, we have a strong insight and knowledge of commercial
property requirements. This is highly advantageous to Knight Frank clients,” said David Workman, Manager,
Town Planning, New South Wales

PMBC provides technical advice on all asset classes at any point on the property lifecycle. The multidisciplinary team offers Project Management, Building Consultancy, Cost Consultancy and Sustainability
advice to deliver innovative and cost-effective solutions for clients when it comes to internal fit-outs and
refurbishments, construction, technical due diligence, services certification, building maintenance and asset
enhancement, and capital expenditure works.
“Our commercial and technical understanding of how properties are used, as well as the diverse needs of
landlords and tenants, means we can deliver solutions for any technical issues encountered in properties,” said
Knight Frank’s National Director of PMBC, Andrea Brown.
So what does all this mean practically for Knight Frank’s clients?
Ms Brown believes a client will always be rewarded with a better outcome when there is diversity of thought in
a team – something that is unique at Knight Frank, which has all the experts in one company.
“Say, for example, an industrial property needs a roof replacement but the client needs time to raise the
required funds,” she says. “We’ll come up with the short-term solution which allows our client time to plan the
finances needed to replace the roof in the longer term.”
“Another example is, the Industrial team will come to us with an owner who wants to subdivide a property for
leasing purposes. We’ll advise whether that’s feasible, how much it will cost and if they have enough time to do
the work once the lease is signed to keep tenants happy.
“It’s all about whole-building solutions and not having a blinkered approach to one objective: when you have a
diverse team of experts providing advice, you can look at alternative solutions that the client might not have
been aware of.”

From a Town Planning perspective, the team provides advice early in the sale, acquisition, lease or
development process to resolve any planning constraints and, more importantly, identify potential
opportunities.
“This may involve increasing available gross lettable area through maximising spare FSR under the relevant
planning controls, applying for increases over the maximum permitted density through well-considered and
targeted planning arguments, or ensuring heavy vehicle access is not restricted to premises where it is
required,” said Mr Workman. “This is in addition to obtaining expedient approvals for fit-outs and occupation for
our corporate clients.”
At the end of the day, the combined intelligence and industry knowledge that comes from the collaborative
approach taken by the Industrial, PMBC and Town Planning teams takes pressure off clients and leads to
innovative outcomes.
“Our ‘end-to-end’ solution ensures our clients get the best professionals to assess their property and ensure no
stone is left unturned,” said Mr Armstrong.
