Overhaul the sub floor finishes throughout the house. Level floors fix ply substrate. New ply floor substrate under stone floor finishes.
New concrete slab to the lower ground floor complete.
New drainage runs and manholes to the lower ground floor to suit
new requirements.
Construct a new staircase from the lower ground floor up to the
ground floor, stone cladding.
Allow for all structural alterations to the structural engineers details
within the house and to the rear side return addition.

Upgrade water, gas & electrical supplies to the property.
Flat to be rewired complete for lighting and power.
Install Lutron system for lighting control.
Install new low voltage recessed down lighters to the ceilings
generally.
Install fire hoods to the recessed ceiling down lighters.

drawings. Connect small bore pipe work from the proposed
condensers in the front vault.
Install a video entry phone system & CCTV.
Allow to audio visual installation through out the house. Install
cables for a Crestron control systems. Include for ceiling speakers.
Install smoke and heat detectors \ fire alarm.
Install security alarm system.
Externally:
Install new external doors and windows to the rear side return infill
extension as indicated.
Provide metalwork balustrade to the rear ground floor side return
infill conservatory.
Provide replacement timber door to the front light well to
bedroom 4 to match existing.
New rear side return ground floor timber and double glazed glass
conservatory.

Provide metalwork balustrade to the rear ground floor side return
infill conservatory.
Provide replacement timber door to the front light well to
bedroom 4 to match existing.
New rear side return ground floor timber and double glazed glass

New rear side return lower ground floor infill extension with lead
roof and double glazed roof light.
Existing external pipe work to be altered to suit the new layout.

GENERAL SCHEDULE OF WORKS:
