Things are definitely booming. However, even though more people are putting their homes on the market, inventory growth is lacking. April unit sales in Reno were the fifth highest in history, with an impressive 508 sales; this number is up from 479 in April. The spike in April sales was up 6% from March and up 5% from April 2013. In terms of median prices, April’s median home price in Reno was $230,000, which was up 1% from March. However, more interestingly, April’s median home price of $230,000 was up 12% when compared to April 2013. April new listings were 662, which was up 2% from March and down 3% when compared to April 2013. The number of distressed properties has dropped from 29% in April 2013 to 13% in April 2014. The Media Weighs In An article in the Tahoe Daily Tribune on June 3rd called “List prices for Reno, Lake Tahoe Homes Rising Sharply,” reports that listings are far above prices just a year ago. They also point out that the increase over last year is actually the “second-biggest increase in the nation.” Only the Stockton-Lodi market has had a higher increase. At the same time, the article reports that the Reno/Sparks sales are aren’t matching the increase in prices. The combination of low inventory and high demand in Reno and Sparks continues to be a problem for buyers. Strikingly, Reno has 3 ½ months of available inventory, which marks the lowest level in history. Adding to the dilemma for homebuyers is the fact that credit access remains tight. Realtors report that even those with good credit are having trouble qualifying for mortgages. Data sourced from NNRMLS. The Outdoor Kitchen Option Outdoor kitchens offer a lot of bang for the buck. Oh don’t worry about it, as there are millions of dull porches all around the country and the world. So what steps can you take to dramatically increase your porch’s charm? The first step is to clean up any clutter. After that you’ll want to add a swing. While this is a simple step, the addition of a swing breathes new life into any porch area. You’re adding a relaxing and fun way to use your porch. Another tip is to consider adding a relaxing outdoor lighting such as a lantern that features a hypnotic design. The combination of a relating swing and the hypnotic glow and pattern of a lantern can make any tired old porch seem romantic and vibrant. Final polishing touches such as an outdoor mirror hanging on the wall, lush plants and a small, strategically placed table for drinks and food will combine to make your dull porch devastatingly cool and useful. Revitalizing that Old Gazebo Think that gazebos are a thing of the past? Not so fast. Durable outdoor curtains can serve to reframe your gazebo and give it a different look and feel. Other steps such as adding plants (especially tall ones like bamboo, which grow remarkably fast) dividers and other touches can really elevate your gazebo and do so in record time. Just a few hours spent on framing can truly transform your existing gazebo into something very relaxing and rather private. Best of all, this idea can be tackled on a surprisingly low budget. One of the best aspects of these ideas is that they are budget friendly and can be implemented slowly over time. Anyone looking for a new way to get more out of his or her outdoor living space will want to consider these creative and bold nontraditional ideas.
