A Look at the Reno Market
Let’s look at the statistics from last month to get an overview of how things are
progressing in Reno and Sparks. Things are definitely booming. However, even
though more people are putting their homes on the market, inventory growth is
lacking.
April unit sales in Reno were the fifth highest in history, with an impressive 508
sales; this number is up from 479 in April. The spike in April sales was up 6%
from March and up 5% from April 2013. In terms of median prices, April’s
median home price in Reno was $230,000, which was up 1% from March.
However, more interestingly, April’s median home price of $230,000 was up 12%
when compared to April 2013.
April new listings were 662, which was up 2% from March and down 3% when compared to
April 2013. The number of distressed properties has dropped from 29% in April 2013 to 13% in
April 2014.
The Media Weighs In
An article in the Tahoe Daily Tribune on June 3rd called “List prices for Reno, Lake Tahoe
Homes Rising Sharply,” reports that listings are far above prices just a year ago. They also point
out that the increase over last year is actually the “second-biggest increase in the nation.” Only
the Stockton-Lodi market has had a higher increase. At the same time, the article reports that the
Reno/Sparks sales are aren’t matching the increase in prices.
The combination of low inventory and high demand in Reno and Sparks continues to be a
problem for buyers. Strikingly, Reno has 3 ½ months of available inventory, which marks the
lowest level in history. Adding to the dilemma for homebuyers is the fact that credit access
remains tight. Realtors report that even those with good credit are having trouble qualifying for
mortgages.
