Throughoutthisreport,theterms"right"and"left"areusedtodescribethehomeasviewedfromthestreet.
Theterm"majorvisualdefect"isdefinedintheHomeInspectionAgreement,thetermsofwhichare
incorporatedintothisreport.TheHomeTeaminspectsforevidenceofstructuralfailureandsafetyconcerns
only.Thecosmeticconditionofthepaint,wallcovering,carpeting,windowcoverings,etc.,arenotaddressed.
Allconditionsarereportedastheyexistedatthetimeoftheinspection.
Routinemaintenanceandsafetyitemsarenotwithinthescopeofthisinspectionunlesstheyotherwise
constitutemajorvisualdefectsasdefinedintheHomeInspectionAgreement.Althoughsomemaintenance
and/orsafetyitemsmaybedisclosed,thisreportdoesnotincludeallmaintenanceorsafetyitems,andshould
notberelieduponforsuchitems.
Theapproximatetemperatureatthetimeoftheinspectionwasapproximately87degreesFahrenheit,and
theweatherwassunnyandclear.Theutilitieswereonatthetimeoftheinspection.Thebuyerwaspresent
duringtheinspection.Thehomewasoccupiedatthetimeoftheinspection.Theageofthehome,as
reportedbytheMLSsheet,wassaidtobe17yearsold.
Thehomewassituatedonalevellot.Thegeneralgradearoundthehomeappearedtobeadequatetodirect
rainwaterawayfromthefoundation.
REVERSEGRADE:Areversegradeconditionexistsintherearofthehomeunderthebaywindow.
Reversegradeisaconditionwherethegradeisloweratthefoundationthaninadjacentareas.This
conditionwillcauserainwatertobedirectedtowardthefoundationwhichcan,overtimecause
damagetothefoundationandstructure.Recommendthegradingbecorrectedsothatrainwateris
directedawayfromthefoundation.

Theattachedgaragewasdesignedforthreecarswithaccessprovidedbytwooverhead-styledoors.The
concretegaragefloorwasingoodcondition.Therewerenomajorvisualdefectsobservedinthegarage
structure.

TheChamberlainandLiftmasterbrandelectricgaragedooropenersweretestedandfoundtobefunctional.
Theautomaticsafetyreverseonthegaragedoorinneedofadjustment.Therewerenomajorvisualdefects
observedinthedoormechanisms.
ROOFSTRUCTURE
Theroofwasagableandvalleydesigncoveredwithasphalt/fiberglassshingles.Observationoftheroof
surfacesandflashingwasperformedfromthegroundlevelwiththeaidofbinoculars.Theageoftheroof
covering,asreportedbytheseller,wasapproximately10+years.Thereweretwolayersofshinglesonthe
roofatthetimeoftheinspection.Therewasminimalcurlingandlightsurfacewearobservedontheroof
shinglesatthetimeoftheinspection.Theseconditionsindicatetheroofshingleswereinthesecondhalfof
theirusefullife.Thisvisualroofinspectionisnotintendedasawarrantyoranestimateontheremaininglifeof
theroof.Anyroofmetal,especiallytheflashingandvalleys,mustbekeptwellpaintedwithapaintspecially
formulatedfortheuse.Therewerenomajorvisualdefectsdetectedontheexterioroftheroof.
Theroofdrainagesystemconsistedofaluminumguttersanddownspoutswhichappearedtobefunctionalat
thetimeoftheinspection.Guttersanddownspoutsshouldreceiveroutinemaintenancetopreventpremature
failure.Therewerenomajorvisualdefectsobservedonthevisibleportionsoftheguttersordownspouts.
Therewasonechimney.Observationofthechimneyexteriorwasmadefromgroundlevelwithbinoculars.
Therewerenomajorvisualdefectsobservedontheexterior.

ATTICSTRUCTURE
Theatticwasaccessedthroughascuttleinthebedroomcloset.Theatticabovethelivingspacewas
insulatedwithbattedandloose-fillinsulation,approximately12-inchesindepth.Ventilationthroughoutthe
atticwasprovidedbygable,soffitandroofvents.Theroofstructureconsistedoftwo-inchbyfour-inchwood
trussesspaced24inchesoncenterandOSB(waferboard)sheathing.Becauseoftheconfigurationofthe
catwalkorlackthereof,whichlimitedaccess,itwasnotpossibletoinspectallareasoftheattic.Therewasno
moisturevisibleintheatticspace.Theabsenceofvisibleindicationsofmoistureisnotnecessarilyconclusive
evidencethattheroofisfreefromleaks.Theonlywaytobesurearoofdoesnotleakistoinspectthe
undersideoftheroofduringaheavyrain.Therewerenomajorvisualdefectsobservedintheatticstructure.
ELECTRICSERVICE
Theundergroundelectricservicewireenteredthehomeontherearwall.Theelectricmeterwaslocatedon
theexteriorwall.
TheservicewireenteredaCutlerHammerservicepanel,locatedonthegaragewallwitha200ampand
120/240voltratedcapacity.Thebranchcircuitswithinthepanelwerecopper.Thesebranchcircuitsandthe
circuitbreakerstowhichtheywereattachedappearedtobeappropriatelymatched.

ThevisiblehousewiringconsistedprimarilyoftheRomextypeandappearedtobeingoodcondition.
Arepresentativenumberofinstalledlightingfixtures,switches,andreceptacleslocatedthroughoutthehome
wereinspectedandwerefoundtobefunctional.Thegroundingandpolarityofreceptacleswithinsixfeetof
plumbingfixtures,andthoseattachedtogroundfaultcircuitinterrupters(GFCI),ifpresent,werealsotested.
AllGFCIreceptaclesandGFCIcircuitbreakersshouldbetestedmonthly.TherewereGFCIprotectedcircuits
locatedinthekitchenandbathroom(s).ThepresentandtestedGFCI'swerefunctional.Anon-functional
GFCIshouldbereplacedwithfunctionalGFCI's.
HOTNEUTRALREVERSE:Therewereonereceptacleinthesecondfloorhallwaybathroomwherethe
presenceofhotandneutralwireswerereversed.Thisisasafetyconcernandshouldberepairedby
alicensedelectrician.
Thereceptaclerightofthelivingroomdoorislooseinthewallandneedstobeproperlysecuredfor
safety.
TheGFCIresetbuttoninthereceptaclerightofthekitchenstoveisbrokenandreceptacleneedsto
bereplaced.
Theelectricalserviceappearedtobeadequate.Alarms,electronickeypads,remotecontroldevices,
landscapelighting,telephoneandtelevision,andallelectriccompanyequipmentwerebeyondthescopeof
thisinspection.Therewerenomajorvisualdefectsobservedintheelectricalsystem.
FOUNDATION
Thefoundationwasconstructedofpouredconcrete.Asingleinspectioncannotdeterminewhethermovement
ofafoundationhasceased.Anycracksshouldbemonitoredregularly.Therewerenomajorvisualdefects
observedonthevisibleportionsofthefoundation.
BASEMENT/LOWERLEVEL
Thefullbasementwaspartiallyfinished,andcontainedthefollowingmechanicalsystems:furnace,water
heaterandsumppump.

FINISHEDBASEMENTWAIVER:Theinteriorwallsofthebasementwerefinished;therefore,acomplete
inspectionofthepouredconcretefoundationwasnotpossible.Therewerenomajorvisualdefectsobserved
onthevisibleportionsofthefoundation.
Thebasementwasclutteredwithmanystoreditemsand/orshelvesatthetimeofinspection,
thereforeseveralareaswereunabletobeinspected.
FLOORSTRUCTURE
ThevisiblefloorstructureconsistedofOSB(waferboard)subfloor,supportedbytwo-inchbyten-inchTJI
joistsspacedsixteeninchesoncenter.Therewerenomajorvisualdefectsobservedinthevisibleportionsof
thefloorstructure.
PLUMBING
Thevisiblewatersupplylinesthroughoutthehomewerecopperpipe.Thewaterwassuppliedbyapublic
watersupply.
ThevisiblewastelinesconsistedofPVCpipe.Thehomewasconnectedtoaseptictanksystem.
Evaluationofthepresentconditionoftheentiresepticsystemwouldrequiretheservicesofaqualifiedseptic
contractor.Thelocalhealthdepartmentmaybeabletoprovideadditionalinformationofthesepticsystem's
previousinspections.
Allplumbingfixturesnotpermanentlyattachedtoahouseholdappliancewereoperatedandinspectedfor
visibleleaks.Waterflowthroughoutthehomewasaverage.Waterpressurewastestedhosebibandfoundto
be40to50poundspersquareinch.Therewerenomajorvisualdefectsobservedinthevisibleportionsof
theplumbingsystem.
Thetoiletinthefirstfloorhalfbathroomislooseatthefloorandneedstobeproperlysecured.
Recommendrepairbyaqualifiedcontractor.,
Thewatermeterwaslocatedinthefrontyard.Themainwatershutoffvalveforthehomewaslocated
adjacenttothewaterserviceentrypointinthebasement.

Thegasmeterwaslocatedontheexteriorwall.Althoughnoactualtestingwasperformedtodetectthe
presenceofgasfumes,therewasnonoticeableodorofgasdetectedatthetimeoftheinspection.
Therewasasumppumplocatedinthebasement.Thesumppumpwasfunctional.Therewasabattery
backupsysteminthesumppit.
WATERHEATER
Therewasa50galloncapacity,naturalgaswaterheaterlocatedinthebasement.Thewaterheaterwas
manufacturedbyRheem.SerialnumberRHLN0504500671.Informationonthewaterheaterindicatedthatitwas
manufacturedapproximately 10yearsago.
Atemperatureandpressurereliefvalve(T&P)waspresent.Becauseofthelimebuild-uptypicalofT&P
valves,wedonottestthem.Anoverflowlegwaspresent.Itdidterminateclosetothefloor.Yoursafety
dependsonthepresenceofaT&Pvalveandanoverflowlegterminatingclosetothefloor.Thewaterheater
wasfunctional.
Therewasalotofcorrosiononthecoldwatersupplylinetothewaterheater.Recommendfurther
evaluationbyaqualifiedplumber.

LIVINGAREA
TheHomeTeaminspectsforevidenceofstructuralfailureandsafetyconcernsonly.Possibleproblemareas
maynotbeidentifiediftheinteriorwallandceilingsurfaceshavebeenrecentlypainted.Theinteriorwalland
ceilingsurfaceswerefinishedwithdrywall.Therewerenomajorvisualdefectsobservedintheinteriorwalls
orceilings.
Arepresentativenumberofaccessiblewindowsanddoorswereoperatedandfoundtobefunctional.Possible
problemareasmaynotbeidentifiedifthewindowsordoorshavebeenrecentlypainted.
Theprimarywindowswereconstructedofwood,doublehungstyle,withdoublepaneglass.
Allexteriordoorswereoperatedandfoundtobefunctional.Theexteriordoorlocksshouldbechangedorrekeyeduponoccupancy.
Therewerenomajordefectsobservedinthewindowsordoors.
Therearrightbedroomwindowtopsashwouldnotstayintheopenpositionwithoutsupport.Thisconditionis
usuallycausedbyadefectivebalancermechanism.Windowbalancerscanbearopeandweightinsidethe
windowframeofolderwindows,oraspringandropesysteminnewerwindows.Repairorreplacementofthe
balancersystemmayberequiredinorderforthewindowstostayopenwithoutadditionalsupport.
Thegarageentrydoortothehomedoesnothaveselfclosinghingesandshouldhavetheminstalled
forsafety.
SMOKEALARMS:There weresmokealarmsfoundinthehouse.Forsafetyreasons,thesmokealarmsshouldbe
testeduponoccupancy.Thebatteries(ifany)shouldbereplacedwithnewoneswhenyoumoveintothehouse,and
testedonamonthlybasisthereafter.
Thefirstlevelconsistedofanentry,livingroom,familyroom,breakfastnook,kitchen,laundry,diningroom
andhalfbathroom.Thecosmeticconditionofthepaint,wallcovering,carpeting,windowcoverings,etc.are
notaddressed.Therewerenomajorvisualdefectsobservedonthefirstlevel.

SECONDLEVELThesecondlevelofthehomeconsistedoffourbedroomsandtwobathrooms.Therewere
nomajorvisualdefectsobservedonthesecondlevel.
FIREPLACE
Thereweretwofireplacesinthehome.Thevisualconditionatthetimeoftheinspectionwasasfollows:
Aventedgasfireplacewaslocatedinbasement.Theunitwasvisuallyinspectedanddidappeartobe
functional.Manyoftheseunitsarecontrolledbyawallmountedswitch.Someoperatebyremotecontrol,
whileothersarecontrolledfromthebaseoftheunit.Theseunitsusuallycomewithaninstructionplatethatis
attachedtotheunitinsidethecontrolaccesspanel.Besuretoreadandunderstandtheoperatingprocedures
priortooperatingtheunit.Therewerenomajorvisualdefectsobservedonthegasfireplace.
Awoodburningfireplacewithamatchlightgaslogswaslocatedinthefamilyroom.Thedamperdidappear
tobefunctional.Therewasnovisualevidenceofcreosotebuildupinthefireboxand/orchimney.Therewere
nocracksobservedinthefireboxorvisibleportionsofthechimney.
Aswithallelementsofthehomeinspection,thefireplaceinspectionisnottechnicallyexhaustive.The
inspectionprovidesageneralconditionreportonly.Thefireplaceinspectiondoesnotincludetheinteriorof
fluesorchimneys,draftcharacteristics,chimneyorfireboxintegrityortheadequacyofdraft,airflowor
makeupair.Consultwithaqualified,reputablechimneyandfireplaceprofessionalforacompleteevaluation
ofthefireplaceandchimney.Forsafetyreasons,afireplaceandthechimneyorpipetowhichitisvented
shouldbecleanedandre-inspectedastheremaybehiddendefects,notfullyvisibleatthetimeofthe
inspection.Thefireplacewasnottestedforoperationorfunction.
KITCHENCABINETS&APPLIANCES
Thelaminatecountertopsinthekitchenwereingoodcondition.Thekitchencabinetdoorsanddrawerswere
inspectedandappeartobefunctional.
TheGeneralElectricelectricfreestandingoven-rangecombinationwasinspectedanddidappeartobe
functional.Theaccuracyoftheclock,timersandsettingsonovensarenotwithinthescopeofthisinspection.
TheWhirlpoolrangehoodandmicrowavecombinationwasinspectedanddidappeartobefunctional.The
exhaustcapacityisnotwithinthescopeofthisinspection.Cleaningthefanandfiltermayincreasethe
exhaustcapability.
TheFrigidairerefrigeratorwasinspectedanddidappeartobefunctional.Thetemperaturesettingandice
maker,ifpresent,arenotwithinthescopeoftheinspection.
TheKitchenAiddishwasherwasobservedthroughacompletecycleanddidappeartobefunctionalwhenset
onthe"wash"and"drain"cycle.
TheInsinkEratordisposalwasinspectedanddidappeartobefunctional.Theefficiencyratingisnotwithinthe
scopeoftheinspection.

HEATINGSYSTEM
TheheatingsystemwasinspectedbyHomeTeam.Periodicpreventivemaintenanceisrecommendedtokeep
thisunitingoodworkingcondition.Annualmaintenanceoftheheatingandcoolingequipmentisessentialfor
safeandefficientperformance,whichwillmaximizethesystem'susefullife.Theresultsofourvisualand
operationalinspectionoftheheatingsystemisdescribedbelow:
ThehomewasheatedbyaGoodmannaturalgasforcedairfurnace,serialnumber0611638294,model
numberGMH950904CXAVAwhichis8yearsold.Theunitwaslocatedinthebasementofthehome.Ithas
anapproximatenetheatingcapacityof96,000BTUH.
TheelectricoutdoorairconditionercondensingunitwasaGoodman,ModelNumberGSC140421ABand
SerialNumber0702047626.Theunitislocatedinthebackofthehome.Thisunitisapproximately7years
old.Periodicpreventivemaintenanceisrecommendedtokeepthisunitingoodworkingcondition.Theforced
aircoolingsystemwastestedandfoundtobefunctional.Thehomeinspectiondoesnotincludeaheat-gain
analysis,coolingdesignoradequacyevaluation,energyefficiencyassessment,installationcompliancecheck
orrefrigerantevaluation.

Airflowthroughoutthehousemaybebalancedbyadjustinganydampersinthesupplyducts,orbyadjustingthesupply
registers.Inspectionofairandductsupplysystemforadequacy,efficiency,capacityoruniformityoftheconditionedair
tothevariouspartsofthestructureisbeyondthescopeofthehomeinspection.
Thedisposablefiltershouldbereplacedonaregularbasistomaintaintheefficiencyofthesystem.The
efficiencyratingisnotwithinthescopeofthisinspection.
Thecontrolfortheheatingandairconditioningsystemwasa24voltthermostatlocatedonthelivingroom
wallofthehome.ThethermostatwasmanufacturedbyWhiteRodgersandwasfoundtobeinworkingorder.

HOTNEUTRALREVERSE:Therewereonereceptacleinthesecondfloorhallwaybathroomwhere
thepresenceofhotandneutralwireswerereversed.Thisisasafetyconcernandshouldbe
repairedbyalicensedelectrician.
TheGFCIresetbuttoninthereceptaclerightofthekitchenstoveisbrokenandreceptacle
needstobereplaced.
Electrical
Thereceptaclerightofthelivingroomdoorislooseinthewallandneedstobeproperlysecured
forsafety.
Plumbing
Thetoiletinthefirstfloorhalfbathroomislooseatthefloorandneedstobeproperlysecured.
Recommendrepairbyaqualifiedcontractor.,
Therewasalotofcorrosiononthecoldwatersupplylinetothewaterheater.Recommend
furtherevaluationbyaqualifiedplumber.
Evaluationofthepresentconditionoftheentiresepticsystemwouldrequiretheservicesofaqualified
septiccontractor.Thelocalhealthdepartmentmaybeabletoprovideadditionalinformationoftheseptic

Thebasementwasclutteredwithmanystoreditemsand/orshelvesatthetimeofinspection,
thereforeseveralareaswereunabletobeinspected.
