19 Holland Park Avenue, London, W11 3RN Heritage Statement : 120-HS October 2009 Introduction : 19 Holland Park Avenue is a four storey Grade II period mid-terraced private house accessed from Holland Park Avenue. Sited in a raised position above the Avenue the front garden significantly slopes up to the ground floor level with entrance steps to the main door. To the rear an enclosed garden is land locked between adjoining properties with access from the house only. Recent alterations to the interior are evident on all floors including the replacement of all the sash windows. The external areas are cleared but not landscaped. The proposal is to excavate to the front and rear areas to provide additional habitable rooms including a swimming pool. The main house itself is not significantly affected by the subterranean extensions and externally no changes are evident to the front with a modest enlargement of the rear light well to serve the kitchen area. Internal alterations are minimal to suit an improved layout for a private dwelling which would be a family house of today’s Holland Park standards, largely concentrating on past alterations which do not affect the original features or character of the house. Hard landscaping will be completed in conjunction with the house works as expected in a property like 19 Holland Park Avenue. Design : Lower Ground Floor The kitchen and front room remain with a new external rear door opening leading out to the light well. The existing light well is enlarged to improve the natural light into the rear lower ground floor and in doing so will retain the separation between the main house and extended rear living room. The front windows will be replaced to suit the front elevation as a whole with lowered cill heights to suit the improved floor level. The front light well is retained to keep the separation between the main house and extended front rooms. Ground Floor The Reception Rooms remain with independent entry doors and a spine wall opening as existing. The front and rear external walls with the fenestration are not affected and are retained as a period feature of this house. To improve the entrance hall the rear area is opened up and the cloakroom from the lower ground floor is located in a more appropriate place for this type of house. The main stair is retained. First Floor The front and rear bedrooms with en-suite bathrooms remain. The front and rear external walls with the fenestration are not affected and are retained as a period feature of this house. The main stair is retained with alterations to the enclosing bedroom walls which improve the landing which should be expected on a first floor. Second Floor The front and rear bedrooms and bathroom remain. The front and rear external walls with the fenestration are not affected and are retained as a period feature of this house. The main stair and landing is retained. There are no alterations to the front elevation above the lower ground floor. Externally No visual impact on the front garden will be made apart from new hard landscaping as expected for a Holland Park house of this type. The alterations to the lower ground front sash windows are required as the current windows do not match the original fenestration of the upper floors. The light well is retained with it’s steps to the lower ground entrance door and railings will be retained. The rear light well is enlarged but the important aspect of garden separation from the main house remains. There are no alterations to the rear elevation above the lower ground floor. Generally Where original features are intact these will be kept and treated appropriately in conjunction with the new design. Downstands will be included where secondary walls removed in the lower ground and ground floors. Original mouldings, skirtings and architraves will be retained or matched as necessary although the proposals do not significantly affect these few items.
