PILOT PROGRAM
LEED for Existing Buildings is a set of performance standards for the sustainable operation of
existing buildings. It includes building operations and upgrades of systems in existing buildings
where these upgrades do not significantly change the interior or exterior surfaces of the building.
LEED for Existing Buildings (LEED-EB) was developed on the basis of LEED for New
Construction (LEED-NC) for new construction and major renovations. Participation in the LEEDEB Pilot provides an important opportunity for existing building owners to lead the way in reducing
the environmental impact of buildings. Once approved, LEED-EB will serve both those buildings
new to LEED certification and those previously certified under LEED-NC seeking re-certification.
LEED-EB provides the opportunity for owners and operators of existing buildings to capture the
promise for sustainable operations and reduced environmental impact of buildings year after year,
over the long term. It is an effective tool for market transformation to sustainable operating
practices in existing buildings and it enhances the USGBC definition of sustainable buildings.
Objective of the Pilot:
The objective of pilot testing LEED-EB is to ensure this rating system provides strong stretch goals
for sustainable building operation and is also practical and workable for application in real
buildings.
Schedule:
The LEED-EB Pilot will run from January 2002 through the approval of the post-pilot version of
LEED-EB, which will occur sometime in 2004. Buildings can register to participate in the LEEDEB Pilot until the post-pilot version of LEED-EB is approved by the USGBC membership.
Buildings that sign up under the LEED-EB Pilot have the option to earn initial LEED-EB
certification under the Pilot draft of LEED-EB or the post-pilot version of LEED-EB, once it is
approved through the USGBC membership balloting process.

Benefits of LEED-EB Pilot Participation:
LEED-EB Pilot participants benefit in the following ways:
 Opportunity to demonstrate environmental leadership by upgrading building systems and
processes to sustainable operation
 Opportunity to address implementation issues directly with the LEED-EB Committee and the
LEED-EB Advisory Committee (also known as the LEED-EB Corresponding Committee)
 Opportunity to be recognized as a first mover and international leader in sustainable building
operations through case study and promotional efforts
Selection of Pilot Participants
Buildings that are in the scope of LEED-EB are accepted into the pilot.

Requirements for Participation in the Pilot:
Building owners that want to participate in the pilot for LEED-EB will need to:
 Submit an application for inclusion of a specific building (or specific buildings) in the pilot
program
 If selected to participate in the pilot program:
 Register existing building in Pilot program
 Pay fees for project registration and certification under LEED-EB
 Have at least one member of your team attend a LEED for Existing Buildings Training
Workshop
Fee Structure for Initial Certification under LEED-EB
As of December 31, 2003, the fee structure for initial LEED-EB registration and certification is the
same as the fee structure for LEED-NC. The fees for initial LEED-EB registration and certification
apply to both existing buildings that have never before been LEED certified and to buildings
previously certified under LEED-NC. If a LEED-EB project does not apply for certification within
3 years of project registration, the project must upgrade the fees paid to match those in place at the
time of the certification application is filed. The fees for ongoing re-certification under LEED-EB
have not yet been established.
LEED-EB Pilot Certification
Participants in the LEED-EB Pilot have the option to get certified under the pilot version of LEEDEB. This provides rating system stability for Pilot participants. LEED-EB Pilot participants also
have the option of getting certified under the post-pilot version of LEED-EB once it is approved by
the USGBC membership. This gives Pilot participants the flexibility to update the version of LEEDEB they are filing under if they choose to do so. If a project does not apply for certification within 4
years of project registration, the project must apply for certification under the current version of
LEED-EB in effect during the 12 months preceding the certification application filing.
