Real Estate Buzz: Contractor hits the ground running here

Portland-based Pavilion Construction is quickly making
its mark on Seattle.
The company just opened an office here this week and has
four projects under construction in Seattle, Tacoma and
Renton, with three more in pre-construction phases.
Pavilion has eight full-time Seattle employees, and four
others who split their time between Portland and Seattle.
The new employees are all from Seattle because the
company wanted people who know the market, said Tom
Sheridan, Pavilion’s Northwest region vice president.
Pavilion’s first two projects will open next September: a
seven-story building with 102 units of student housing
near the University of Washington at 4123 12th Ave. N.E.,
and a seven-story, 105-unit building on Northeast 41st
Street. Pavilion is working with CA Student Living and
NK Architects on both projects.
“It’s a national movement, and we love to be working on
a campus,” Sheridan said.

David Partridge, vice president, said Pavilion has been
planning to open an office here for more than two years.
The company wanted its Seattle office to make a statement
so it is leasing space in Smith Tower, which will celebrate
its 100th birthday next year.
Off-campus student housing is a trend nationwide, Sheridan
said. Being off-campus, the projects can be private rather
than public and they are attractive because schools create a
stable tenant base. Pavilion is also working on off-campus
student housing projects at the University of Oregon and
Portland State University.
Pioneer Square was an easy choice. Whenever company
officials visited Seattle, they always ended up in Pioneer
Square, either to eat lunch or check out new projects.
Architecture and engineering firms Pavilion expects to
work with also have offices in the neighborhood.
Partridge pointed to local job growth and lifestyle as the
reasons why Pavilion - which is primarily a multifamily
construction company - wants to be here. “It’s a great
Pacific Northwest - yet international-feeling - city,”
Partridge said.
Pavilion builds student housing, apartments (both marketrate and low-income) and senior housing. Sheridan said
they don’t have any office or commercial projects right
now, but would like to do them.
Pavilion is building senior housing in Renton and Tacoma.
It has an office in Albuquerque, N.M., and is licensed to
work in nine states.
