A: The National regulation prescribes 4 parking’s per 100m² The RAF might negotiate 2-3 parking’s per 100m² 2. Q: What is the closing date for the Proposals? A: Extended to 22nd July at 11h00 a.m. 3. Q: What is the occupation date? A: Occupation date to 1st April 2012 (reviewed from 1st November 2011) Beneficial occupation 2 months prior, i.e. 01st February 2012 4. Q: Who is responsible for Tenant Installation (TI)? A: RAF will be responsible for TI. But a tenant installation allowance is required from the landlord. 5. A: Yes, if the time frames specified above will be met. 10. Q: Who is responsible for the overall maintenance of the building? A: (i) Building – Landlord is responsible (ii) Rental Space – RAF would like to have an option to tie in with the building maintenance services 11. Q: Who will be responsible for security? A: (i) RAF expects 24/7 perimeter security provided by landlord (ii) RAF will make/provide security for the rented space (Internal safeguarding/security) (iii) RAF will insist on a forum to manage security. 2|Page 12. Q: Will RAF pay deposit or provide a bank guarantee? A: No 13. Q: Does RAF need to work through Public Works? A: No, RAF is a schedule 3A public entity therefore it has autonomy to follow their own tender processes. 14. Q: It the building does not have air-conditioning, will the RAF be prepared to install their own? A: No, landlord must provide an air-conditioning system and maintain it during the tenure of the lease. 15. Q: What is the proximity for the front office to the back office? A: The two have to be in the same building. As close to each other as possible. 16. Q: What portion of the lease premises will be used a s a front office and which will be used a back office?
