The seller grants a sole and exclusive sellers’ mandate to a single
agent or agency which in turn publishes this mandate on the

to assist in the marketing process. That agent (referred to as the
listing agent) represents the seller in the sale of his or her home
and this relationship creates a single channel of communication
with the seller. The listing agent makes sure that he connects
with as many buyers’ agents as possible to present the property

and he presents the offer to the seller when a buyer agent brings
an offer to purchase.
