Welcome… We hope that your move-in runs quickly and smoothly so that you may
begin to enjoy your new home. Please review this Resident Handbook for answers to
your basic questions and concerns. Ultimately, your Lease Agreement contains the
details of these guidelines. If you have any questions or concerns during your
residency, please contact our office. You can rest assured that you have selected an
apartment community you’ll be proud to call home.

From here, you can log into your own personal Residents Only account to do the following:
 Pay rent with a credit card or e-check
 Set up automatic withdrawal for rent payments
 Submit routine maintenance requests
 Contact the office via e-mail
Your Resident Hub letter was given to you at move in that contains your username and password for
your account. If you cannot find this letter, please call the office for assistance.
Also, if you are a Facebook user, please search for Abodes, Inc and become a fan! We update our
residents often on the latest news!
RENT PAYMENTS and LATE FEES
Rent is due on the 1st of each month and is payable in person, online (see
above), or by mail to: Abodes, 940 S. Clarizz Blvd. #25, Bloomington, IN
47401.
Add $5.00 per day late fee for every day after the first of the month, if payment is not received by the
5th. The charge for returned checks is $35.00, plus the $5.00 per day late fee still applies when a check
is returned.
If paying by Credit Card, a $3 charge on every $100 will be added to cover bank fees. We accept Visa
and MasterCard.
If paying by debit card, you must have your bank routing number and account number for it to be
run as an Electronic Check, or else it will need to be run as a credit card, where the fee will apply.
Paying online will take at least 3 days to hit our bank. In order to pay on time please pay on the 1st
of the month, if not before, to avoid late fees.
Cash and check are accepted. We have a drop box located on our front porch of our office, black
metal. Please make sure your address is written on your check.
RENEWALS
When you renew your lease for a full year or longer, we will reward you with a cash Renewal Gift.
Amounts will vary per property; see the office for the specific reward for your community or house.
We will either write you a check after we receive the signed renewal lease, or we can credit your
rental account. Please contact the office at any time when you know whether or not you will or will
not be renewing. We will send out a series of e-mails to all residents regarding renewing the lease.
When it may seem that we are checking on your renewal status early in the year, keep in mind that
apartment hunters start their search early for the next school year, so it helps for us to know as soon
as possible if we will have available apartments to rent.
APARTMENT and HOUSE SHOWINGS
When dealing with prospective residents, we always try to show a vacant apartment… but there are
times when we may need to show your apartment when we do not have a vacant to show them. We
will contact you via email when we have an appointment set up at least 1 day in advance. Please
respond to the apartment showing email so we know that it has been received. You do not need to be
home for the showing to occur. We, the leasing staff, will let ourselves in using the master key and
will lock up if you are not at home. Please have the apartment picked up and pets secured if
necessary. (Franklin and house residents… it is common that we show your residences often, due to the fact
that no two apartments at Franklin or houses are alike. We apologize in advance for any inconvenience this
may cause you.)
APARTMENT ENTRY
Management reserves the right to access the apartment during reasonable hours for the following
purposes:

 Inspecting and/or protecting the apartment
 Showing the apartment to prospective renters
Making repairs, additions, or alterations deemed necessary
 Pest control treatments
We will make every effort to give you a 24-hour notice by phone or by e-mail. Always contact us if
you have a change of e-mail address or phone number.
FIRE PROCEDURES
Should a fire occur:
 GET OUT IMMEDIATELY and STAY OUT
 CALL 911
 If you are behind a closed door, feel it with your hand before opening it. If the door is
hot, look for another possible exit out of the room, such as a window.
 If you are passing through a smoky area, STAY LOW so that your head is beneath the
smoke.
 If your clothes catch on fire, DROP to the ground, cover your face and ROLL to smother
the flames
 DO NOT try to fight the fire; that will only delay your escape
SEVERE WEATHER
Severe weather conditions present a real threat. Tornadoes, severe thunderstorms, gale force winds,
flash flooding, and ice storms plague Indiana annually. In order to forewarn you of natural disasters,
the Outdoor Emergency Siren system has been put into effect.
 In case of a tornado sighting or warning, you will hear a STEADY WAIL
 In case of an unusual emergency, you will hear a FAST SIREN.
Tune to a local TV or radio station (96.7FM) for further instruction. Stay away from windows and
seek refuge in the interior of the apartment, either in the bathtub or by a doorframe.
LOCK OUT POLICY
The charge for unlocking the door to your apartment after business hours is $25. This charge must be
paid in full at the time of service directly to the maintenance employee by check or cash. IF you do
not have cash or a check readily available, Abodes will bill you $35 for the lock out and this charge
can be paid with the next months’ rent. There will be no exceptions to this policy. This service is for
residents only. You must show a picture ID and proof of address (ex. Utility bill, license) with your
name and address printed on it.
NON-SMOKING
Smoking is not permitted inside Premises or other buildings of the apartment communities or houses.
You, as residents, are responsible for all costs and damages for repair, replacement, or
cleaning/painting due to smoking or smoke related damages. For The Grove in particular~ Be
considerate of your neighbors when smoking in common areas, such as entryways to your building
or outside your door. DO NOT put cigarettes out on the floors or walls of our common areas. This
makes permanent, unsightly marks on our property. DO NOT throw cigarette butts anywhere on the
property. This is a fire hazard and unsightly.
THE WOODS AT LATIMER LAUNDRY/FITNESS FACILITY and POOL
This 24-hour coin laundry and fitness center is available for ALL Abodes residents to use.
When pulling in to The Woods at Latimer (behind College Mall on Clarizz Blvd.) veer to the right.
The very last building you come to is Bldg A. When facing this building, walk down the sidewalk to
the right, down behind building A. The fitness/laundry center is on the bottom level in the back, the
door faces the back of Macy’s at the Mall. The access code is 5, 2, 4. Please treat this facility with
respect and clean up after yourself. If you ever notice that the rooms need attention or if equipment
is faulty, please call or e-mail the office so we can address it. Swimming Pool: Visit the office to
pick up a pool pass and to receive the code to get through the gate. Please refer to our Pool
Policies in your folder.
TRASH
Please do not place trash bags outside of your door. This presents a health and sanitation threat and
is in violation of the Community Guidelines. Instead, walk your trash to the dumpster in your
community and place it inside, not on the ground near the dumpster. If we find trash outside of your
apartment, or if we find it in another location other than the dumpster, the charge will be $10,
invoiced to your account.
MAIL
You must complete a change of address form with the post office, as well as writing your last name(s)
on the card inserted in the back of your mailbox. IF you receive important looking mail for a
previous resident, please write “Return to Sender, Not at This Address” on the envelope and put it in
the outgoing mail slot. Package deliveries will be left at your door or dropped off out our office.
PETS
Please refer to your pet addendum for any pet questions. Remember to pick up after your dogs and
to use our convenient “doggie stations” for easy disposal. You will be fined if we, or a neighbor,
catch you not picking up after your pet, including in the dog park at The Woods at Latimer.
RENTER’S INSURANCE
Renter’s or personal property insurance protects your personal belongings in case of events such as
theft, fire, or storm damage, etc. Abodes is NOT responsible for replacing your personal property if
this type of act occurs. We strongly recommend that you purchase renter’s insurance. Buy a policy
that will cover your belongings and any liability you might have. A good policy should provide
replacement cost on your belongings if they are destroyed. A reasonable rate for renter’s insurance
for an apartment in Bloomington is between $150-200/year.
NOISE COMPLAINTS
Bloomington has adopted a Quiet Nights ordinance. The ordinance sets specific standards for
daytime and night time noise. The entire ordinance can be viewed on the City of Bloomington’s
website at www.bloomington.in.gov. To file a complaint with the police department, call the nonemergency police line, 812.339.4477.
Any noise which persists for a period of 15 minutes or longer and can be heard by any person outside
the immediate premises and is caused by the use or operation of machine or device used for the
emission of sound, or emission of sound or any prolonged sounds by people, or by any animal so as
to disturb the public peace and comfort of the neighboring inhabitants is a lease violation.
REFERRALS
When you refer someone to any Abodes property who signs a year lease, we will give you a $200
check (or credit your account) as our way of saying “Thank You.” This is an easy way to make some
extra cash~ so talk to your friends, classmates, and co-workers today! This person must tell us they
heard about our property from you before lease signing to be valid. This Referral Fee pertains to each
apartment rented, not how many people are moving in to that apartment.
ROOMMATES AND SUBLETS
All residents on the lease are responsible for the total rent, not just their portion, unless you set up an
individual lease at lease signing. If one person moves out of the apartment before the term of the
lease is up, they will still be responsible for rent even though they have left the premises. Subletting is
the sole responsibility of the resident and in no way reduces the responsibility of the resident to
management. Please contact the office for further information.
MOVE OUT PROCEDURES
Our office will notify you of your upcoming lease expiration date no later than 2 weeks before your
lease ends. We will send you a Move Out list to help with utility phone numbers for transfers and
mail service. We set up move out inspections during the week, Monday thru Friday between the
hours of 9am-3pm. This must be a time when EVERYTHING is moved out of the apartment
including all personal items and trash. We will give you more specific information when this time
comes. There is a penalty fee if you change your move out appointment day/time within 3 days of
the appointment.
