TOWN of CAVE CREEK
GENERAL PLAN
NEWSLETTER
The Future of Our Western Heritage
Volume 1, Edition 1
april 2017
April 2017
The General Plan is used to guide the growth and land development of our community. It is the
foundation for establishing our goals, purposes, zoning, and the activities allowed on each land parcel.
The General Plan will guide the decisions made in an effort to provide compatibility and continuity
for our Town as a whole as well as individual neighborhoods.
Vision; what is this all about?
Why are we making this effort?
Cave Creek has always been a Town where the
citizens have felt free to share their ideas. As we
move through 2017 we all need to share our
concrete ideas and forward thinking about the
Town’s future. Our effort to create a useful General
Plan is the formal opportunity to contribute to the
future of the place where we live.
In 2005 the citizens of Cave Creek approved a
General Plan. In an effort to respond to the natural
changes that occur over time, and with community
growth, the Planning Commission and citizens
revised the 2005 Plan and it was approved by the
Council. Subsequently the revised plan was
submitted to the voters and it was rejected. As a
result the Town of Cave Creek Planning Department
and the Planning Commission must operate under
the guidelines described by the 2005 General Plan.
Clearly, things have changed since 2005 and we
need an updated General Plan.
Your Planning Commission, with the support of the
Planning staff will lead this effort, collect your
ideas, and create a draft for the Council’s review.
After review and with the Council approval, the
General Plan will be presented to the voters for
ratification.
In Arizona the law requires Towns, Cities, and
Counties, to have a General Plan.
The Planning Commission and Staff will work on
this General Plan throughout the year and into the
next. There will be opportunities for everyone to
contribute, and it is your responsibility to ask
questions about the work, contribute to important
solutions, and help us together arrive at an honest
and responsible General Plan.
An Official Publication of the Town of Cave Creek Planning Commission
Per Arizona Revised Statute Title 9-461.06(m): “If a
majority of the qualified electors voting on the
proposition fails to approve the new plan, the
current plan remains in effect until a new plan is
approved by the voters pursuant to this subsection.
PageThe
2 Governing Body shall either resubmit the
proposed new plan, or revise the new plan as
provided by this section, for subsequent submission
to the voters at the next regularly scheduled
municipal election…”
The Planning Commission is seeking your input on
the causes for the failed vote on the proposed 2016
General Plan revision. With your help, the Planning
Commission will have a proposed 2018 General
Plan draft ready to present to the Council, and you
the voter, for the 2018 election cycle

Where are we in the process?
The Planning Commission has begun a series of
meetings focused on reviewing the failed 2016
General Plan. The meetings are designed to
encourage everyone’s input. We need your good
thinking, and participation. Cave Creek is at a point
of change, and all of us need to give thought to the
serious issues among which are growth, water,
traffic, and the effects created by those elements and
others.
The first public hearing before the Planning
Commission would be scheduled for
Thursday, January 18, 2018.
