SUMMARY OF 3rd QUARTER 2015
As the year draws to a close, we can start to reflect on what has been
outstanding conditions for the market in recent times. As investors around the
country find their own markets changing for different reasons in Auckland,
regional North Island, Canterbury and Central Otago, many buyers have turned
their attention to Dunedin as an investment hot spot.
On a year to date comparison, 2014 delivered a 60/40 split of Dunedin buyers to
out-of-town buyers respectively, which has remained relatively similar since
2012. This year however, the split is 45/55 in favour of out-of-town investors,
and with a huge increase in volume, the intensity in the numbers of out-of-town
buyers investing in our market has skyrocketed. For the third consecutive
quarter, volumes in the Campus market are still peaking and interest in the North
and City markets have continued to grow.

Databases can be very powerful tools when it comes to selling your property, but
many mis-understand what a true investor database actually is. A generic
mailing list is only a shot-gun approach of unqualified email addresses, whereas
Colliers operate a true dynamic investor database.
Every buyer we deal with is asked firstly if they want to be on a student and
residential investment mailing list (it is illegal under the Unsolicited Electronic
Messages Act 2007 to add an email address to a mailing list without first
obtaining consent, and the acts states a person enquiring about a property does
not constitute ‘inferred’ consent). Then we profile buyers on their investment
criteria to match them to specific properties. This is the key to a truly qualified
investor database.

Yields appear to be starting to split however. Remember, the yield in the table to
the right is based on the averages. Good, well maintained property is in hot
demand and yields are driving down below the 7% mark consistently in the main
Campus area, but we have also seen a surge in interest in high yielding property,
which balances out the average. A significant point to note is the North area,
encompassing North East Valley, where buyers have focused their attention on
well maintained, quality property and consequently putting pressure on yields as
they fall to new lows, effectively raising the price of property in this location.
