E X P L A N AT O R Y N O T E S A N D C O N D I T I O N S P R I C E L I S T PA R K I N G T H E G U S TAV General 1.There are 49 parking places in The Gustav’s parking garage, 4 of which are available to the commercial space(s) (building numbers 146 and 155 to 157). These places are offered and sold separately. 2. The purchase of a parking place is not obligatory. 3. It is not possible to purchase a second parking space. 4. This price list has been carefully compiled, however, the vendor always reserves the right to adjust the price list. 5. No rights can be derived from this price list. 6.The purchase, delivery, and payment of a parking space will be included in the same purchase and building agreement that has been made regarding the residence. Prices 1.On the price list, the purchase price as well as the annually indexed fee per parking space (including a 2-year prepaid land lease fee) is denoted as the purchase price when paying the lease for a period of 50 years in advance. 2.Buyer can also opt to pay an annually (indexed) fee for a period of 10 or 25 years. The realtor can provide further information with regard to this. The prices specified in the purchase price list include the purchasing costs payable by the vendor and include: - land costs, meaning the prepaid fee for the land from September 1st, 2017 until September 1st, 2019 - construction costs, including labor and materials - architect and constructor fees - monitoring costs during construction - construction costs for utilities - notary fees for the purchase of your parking place (delivery or transport deed) -VAT in accordance with the current 21% rate. If the official VAT rate is altered, the costs will be passed on between parties in compliance with the relevant legal provisions in force. - the acquirement of the SWK-guarantee certificate The following costs are not included in the purchase price: -If you choose to buy off the lease fee: the (daily) interest over the purchase price charged by the municipality starting from September 1st, 2017 until the date of legal delivery (the transfer). -If you choose a fixed annual fee for either 10 or 25 years: the difference between the 10 or 25-year fixed rent fee for the first two leasehold years, and prepaid index fee that the community charges from September 1st, 2017 up to and including the date of the legal delivery (the transfer). -From September 1st, 2017 onwards, interest will be charged over the ground fees, development and additional costs, and over the dilapidated instalment terms. - The closing, notary, and registry fees regarding your mortgage - Mortgage advise fees, if any. - Interest during construction Service costs The service costs for a parking place in The George cost approximately € 15, -- per month. This is an indication of the costs.
