Staircasing of Shared Equity

Any staircasing receipts of Shared Equity
products (which may be staircased after
each owner’s 5th year of ownership,
whether part or whole to freehold) shall
be reinvested into Affordable Housing
within 5 miles of Drayton within 5 years
of receipt, or otherwise paid to Norfolk
Land Limited.
On Site Open Space
Specify the type/amount of on Site open
space to be provided:
1) Informal Recreation Area – 0.81
hectares
Before more than 10% of the dwellings
are occupied, plans and details of the
Informal Recreation Area to be agreed
with Broadland District Council.
Before occupation of more than 75% of
dwellings to provide and equip the
Information Recreation Area.
Transfer provision for on Site open
space:

On Site Open Space to be transferred to
the District Council (or such other body
as agreed in writing between the District
Council and the Applicants) and held as
open space in perpetuity.

Maintenance contribution and
conditions:

A financial contribution, the amount to
be agreed, paid to the District Council
(or such other body as agreed in writing
between the District Council and the
Applicants) for the maintenance of the
on Site open space for a period of 10
years.
Off Site Open Space
Payment to be made in lieu of the
provision of On Site Open Space "Off
Site Open Space Contribution":
A financial contribution, the amount to
be agreed, paid to the District Council to
be used towards the provision and/or
equipping of existing formal open space
within the village of Drayton.
Trigger for payment of Off Site Open
Space Contribution:
Prior to occupation of more than 75% of
the market dwellings.
Longstop date after which any unspent
part of the Off Site Open Space
Contribution shall be repaid (with
interest):
