Catherine Stewart of Bayleys
Northland Country explains how…
IN THE NORTH
What makes Bayleys different?
Some key factors that set us apart from the rest:
We’re a Family Business
The directors of Bayleys in the North are the grandchildren of
Graham Bayley, our founder. The brother and sister team work
in the business at the coal face and are passionate about it.
Team work
An approach based on working with both the local farm sales
team and the Country team New Zealand wide, all with a 100%
focus on delivering you results.
Bayleys’ reach
Our marketing reach is unrivalled, and our approach is totally
specific to your property. We use traditional marketing
approaches along with innovative strategies to ensure that we
find the right buyer - not the first buyer every time.
Service
Our commitment to delivering the best service means doing what
we say we will. We will communicate fully, be transparent, and
be accountable – ultimately, we will deliver everything we say we
will.
The numbers that you benefit from
The facts are that we sell more “farms” in New Zealand than any
other real estate provider. We sell more farms in Northland than
all other companies combined. We have more buyers for your
property.
Specialists acting in your interests
To be a Bayleys Country salesperson you have to commit to
becoming a specialist and be prepared to undertake all the
training that goes with it. Our team is focussed solely on the sale
and promotion of rural property.
Bayleys promote quality property
Buyers associate Bayleys with quality property; we are
renowned for marketing the very best farms. People expect to
pay more for quality properties than those less desirable.
Sometimes our clever and cutting edge marketing can help
create the perception.

The Property
Tidy 120.24 ha dairy farm. Land contour being easy rolling with a small area of medium hill. Buildings include a
16 ASHB cowshed, near new 16 bay calf rearing shed, large implement, and a good range of ancillary shedding.
Water is sourced from two bores and pumped to all the newly cleaned troughs. The dwellings include the main
four bedroom home with the second dwelling a comfortable two storied three bedroom home. Sale also included
1,000 Fonterra shares.
Marketing Campaign
Created an extensive marketing campaign around a tender as instructed by our vendors. The tender created
activity which resulted in the property being sold after the tender date. Marketing included Dargaville & District
News, Property Guide, Farmers Weekly, The Land, and NZ Herald column Kaipara Country Wide for 4 weeks.
Property was frequently uploaded to Facebook. Also featured in the Kaipara Country Wide newsletter. We had
an outstanding amount of hits of the websites due to the marketing process and the property received three
offers on the dairy farm.
Agent Comment
Comments from buyers were that the shedding and farm were in a very tidy and immaculate state of affair. Low
production was an issue for borrowing due to the fact that the vendor was rearing 250 calves, therefore true
production was unproven. Great outcome for the vendor.

What clients are saying…
10
I was very impressed with the interaction I had with Mackys and
the professionalism of Catherine Stewart. Catherine went about
the selling of the two properties with much enthusiasm and kept
me well informed as to progress. Her ability to follow leads and
interact with potential buyers belied her relative newness to the
profession. I would gladly use her services again and wish her
well for the future.
T Warren, Tinopai
We found Catherine to be very astute, professional and

So, why Bayleys?

For many of our clients, taking the decision to sell the family farm is a big
one. Quite often it is the largest asset they will ever sell.
If you’re thinking of selling, it’s critical that you get your strategy
right, you choose the right team and you promote your property
to the right buyers. It can make a big difference to the final price
that you get.
