More new homes were listed sold, and they took a
shorter time to do so during July than for the same
period in 2013, according to the latest data from the

The number of days on the market for a home sold
last month dropped to 78, compared with 89 in July
2013. Year to date, the disparity between 2014 and 2013 is more apparent. Through
the first seven months this year, homes have needed an average of 84 days to sell.
From January through July last year, the average was 98.
Pending sales jumped 20.6 percent, year-over-year, in July. New listings were up 13.3

percent and closed sales 13.6 percent.
The average price for a home sold in July was $186,907 — up 18.3 percent from July
2013. The average sale price hasn't been higher since June 2007.
