Cease Zone Change

Mahogany Run Community!
A public hearing has been scheduled for November 20, 2014 at 6:00 PM in the conference room
of DPNR at Cyril King Airport to address the application for rezoning the OLD Stone Farm
House Lots from R-3 (residential) to B-3 (Business Scattered). Obviously these uses would
allow drastic changes to the feel of this community, and open the door to commercial
developments throughout Mahogany Run. If successful, this will set a precedent for others who
may want to re-zone other areas in the community from residential to business. Once that door
is opened, it would be almost impossible to close it.
While the current use of this “Historic Structure” for a stand-alone fine dining restaurant fits
well with the surrounding residential use, that is not true of the myriad other uses allowed
under B-3 zoning. Although the application notes that the purpose of this zoning is to allow
continued operation as a restaurant. This zone change would allow such uses as liquor stores,
energy plants, auto mechanics, retail businesses selling cars, clothes or appliances, dance halls,
boarding houses, night clubs, youth correction institutions and funeral homes and
crematoriums.
Obviously, such uses would pose a tremendous change in your neighborhood’s
character. Many owners purchased their homes in this community under the impression that
they would be in a tranquil, serene, residential neighborhood. This definitely poses a threat to
that lifestyle.

Please note several concerns below:

Security risk, resulting from planned commercial operations

Increase noise level, from operations and/or construction

Vehicular traffic, from operations

Roadway is narrow and cannot sustain commercial traffic

Law requires a 30 road, ours is only 16 feet at its widest point

Alteration of a historical landmark

Historical ruins opposite the Farm House

Strain on the already congested parking situation

Danger to runners and golf cart operators

Sets a precedent and open the doors for opportunists elsewhere within the community
