Greetings!
At the outset, we “UTTAM NIVAS” would like to introduce ourselves as an establishment
engaged in property management services. We have been appointed by Shantiniketan Ashraya
for managing apartments owned by their group companies in Shantiniketan Altair and also the
commercial building Shantiniketan Star at Thaiyur.
At Uttam Nivas, apart from managing and operating a commercial complex, “Shantiniketan
Star”, housing shops, offices and serviced stay facility for both short and long term rentals; we
are also actively involved in the offering the following Property Management Services:
Rental Assistance*
 Inspecting and suggestion of market rental values based on furnishing status of the
property.
 Locating potential tenants through advertisements and databases
 Advertisement will be at our own cost
 Property tour to potential tenants
 Background check on potential tenants
 Preparation and Execution of Documentation like Rental Agreement, collecting Tenant
Data, etc.,

Filing of tenant information in prescribed format with the local police
 Periodic inspection of property
Tenant Management*
 Collecting Rental Deposit from tenant.
 Follow up and collection and monthly rent, Common Area Maintenance Charges, etc.,
and organize remittance to respective accounts.
 Co-ordinating with owner for timely remittance of Property Tax and any other statutory
levies, as applicable.
 Renewal of Rental Agreements on expiry of tenancy period
 Property inspection on a monthly basis for monitoring tenant activity and recovering
from tenants for damages, if any, beyond normal wear and tear.
 Intimating owner on damages due to normal wear and tear and organizing
repair/rectification of the same after approval by the owner.

General Terms & Conditions:
 We shall in normal course identify and fix tenants within 30 days from the date of formal
acceptance of our services. In the event of an appropriate tenant not being identified from
the date of formal acceptance we shall, in addition to bearing Electricity Bills, will not
levy our Management Charges beyond 90 days till such time a tenant is fixed for the
property.
 All charges are payable upfront by the owner unless otherwise specified.
 The owner shall pay the common area maintenance charges for the Quarter and shall
issue post dated cheques for the subsequent quarters prior to handing over the apartment
to us.
 Once the agreement for Property Management is executed; the owner shall provide
exclusive rights to us during the tenure of the agreement and shall not be allowed to
appoint any third party for carrying out any tasks as agreed to be carried out in the said
agreement.
 The right to access along with the keys of the said house shall be governed and controlled
by us at all times during the period of validity of the agreement thus executed.
We would be pleased to offer our services for your apartment, at a nominal monthly fee as
detailed below.
 For apt. of area upto 636 Sft – Rs. 300/ per month
 For apt. area above 636 Sft - Rs.500/per month
