After six years of exemplary service, Bud Mc Brien has taken a position at
another property and we wish him the best of luck with his new endeavor. It
has been a privilege having him as our Resident Manager.
On May 29th some of you were able to attend a party where we were able to
both say goodbye and thank you to Bud Mc Brien and welcome our new
Resident Manager, Barnaby Vergara.

Aloha Kona Sea Ridge Owners, June 1, 2014 As your newly appointed Resident Manger, I would like to extend my appreciation for this opportunity to serve you and your investments. I would also like to take this time to tell you about myself and my professional experience. I was born in the Philippines and migrated to Utah through family adoption when I was twelve years of age. I lived most of my childhood life in American Fork , Utah and attended school and College there. I also had the privileged of serving a two year voluntary missionary service here in Hawaii back in 1994‐
96. Upon my return to Utah, I became a mortgage loan officer and worked primarily with residential loans for four years. This was a very educational process which taught me about finance and Real Estate. This later inspired me to purchase investment properties back in the late 90's. When I moved to Hawai'i I became the Manager overseeing two Waterworks stores in Hilo with nineteen employees. There I learned about Water tanks, Swimming pool, Spas, Pumps and water filtration system for drinking water. Under my direction, sales increased from $900,000 annually to over $4.5 million in four years time. When the real estate market became active in the mid 2000's, I began my own company and built nine homes in the Hilo side of the island. This process exposed me to the fields of drafting floor plans, purchasing raw land, the process of submitting for building permits through the County, land excavations, septic systems, pouring concrete foundations, framing, drywall, roofing, painting, plumbing, electrical, cabinet and counter installations, flooring, tile work and many more finer details that comes with building a home from scratch. Later I took a position as a Division Manager for the cleaning crew at the Sheraton Hotel. This gave my family and I the opportunity to relocate to Kona and we moved into Kona Sea Ridge over four years ago. The position required a 24/7 availability for 3 different shifts. I was supervising 36 employees and reported to the GM of the Hotel. This was a very challenging position which took a lot of family time. Two and a half years ago, I accepted the Resident Manager position at White Sands Village. This was an exciting new challenge that allowed me to be involved with many projects and was able to maximize and apply my acquired experiences. The Plumbing Restoration Project consisted of removing and replacing all cast iron piping within the walls in all 108 units was a very large and grueling project that ultimately took over 18 months and costs about $600,000. We also went through a Termite tenting process last year for all the buildings on property. We finished an 1800 sq ft. Maintenance building/Workshop/Owner storage area. This was not only a benefit for the staff but also for all the Owners to have optional long term storage area. During this time, we were able to repair the Quartzite pool deck and install the Quartzite stone in all the elevator landings for a more updated look. Throughout the Two and a half years, we replaced and updated about 80% of all the common area lighting with LED for energy efficiency. This also decreased bulb replacing maintenance. Another larger project we completed last year was the re‐coating and re‐roofing of all the buildings on property in preparation for the Solar Panel Project installation. This was recently activated in December 2013 which took about 8 months from planning, permitting, installation and activation. This is a great investment for the AOAO with very minimal costs but very large rewards as far as electrical savings for all the Owners and all of the Common areas. There were many more projects completed within a period of two and a half years that made a progressive impact for the property. I am looking forward to working with the Board of Directors here at Kona Sea Ridge that is eager in implementing some of these great savings and options.
