Location
The Players public house is located in Totton a
district of Southampton which is the south coast’s
largest city with a population of around 253,651
(2011 census).
The property occupies a prominent corner
position at the point where Hammond’s Green
and Northlands Road meet Water Lane. The
immediate area is made up predominantly of
semi-detached residential dwellings, with Totton
College also nearby.
Property Description
A detached brick property constructed in the
1930’s with mock tudor elevations arranged over
ground and first floor with mixed glazing and a
pitched clay tiled roof. There are single storey
additions to the property which again are either
pitched clay tiled or flat asphalt.
The property sits on a site area of 0.505 acres

Tenure
The premises are available on a new Full Repairing
and Insuring free of tie lease for a term to be agreed
with a rental guide of £35,000 per annum exclusive.
The rent would be subject to RPI increases min
2.5% max 5%. No premium is sought but a 3
month rent deposit will be required.
Planning
Internal Description
The ground floor comprises of an open plan
trading area with central ‘U-shaped’ bar servery.
To the left of the two main entrances there is a
more formal dining area providing approximately
40 covers. To the right of the entrance is an
entertainment area with two pool tables, a dart
board, one AWP machine and various TV screens
displaying sports throughout. There is also an
attractive open fireplace within this area. There are
two sets of gent’s and female WC’s at either side
of the property. To the rear of the bar is a domestic
kitchen and access to the first floor which provides

Licensing
The property has been granted a Premises Licence
in accordance with the Licensing Act 2003. The
premises’ permitted opening hours are Monday to
Saturday 11:00-23:20 and Sunday 12:00-22.50.
Rating
The property is Listed in the 2010 Rating List with
a rateable value of £19,250. The property is Listed
in the 2017 Draft Rating List with a rateable value of
£21,500. The 2017 rateable value will be applicable
as of 1 April 2017. The National Multiplier in
England and Wales for 2016/2017 is 0.497.
Additional Information
(i) The lessee will be responsible for a contribution
of £1,200 towards the Landlord’s reasonable
legal costs.
