EXPLANATORY NOTES AND CONDITIONS PRICE LIST THE GEORGE
General
1. The surface areas indicated are approximations and may vary.
2. The surface areas indicated exclude the private storage area in the basement.
3. Offers are non-binding, unless denoted otherwise.
4.No rights can be derived from this price list. 3. This price list has been carefully compiled and the vendor always reserves the
right to adjust the price list.
5. Vendor reserves the right of refusal.
Prices
1.On the price list, the purchase prince as well as the annually indexed fee per apartment (including a 2-year prepaid land lease
fee) is denoted as the purchase price when paying the lease for a period of 50 years in advance.
2.Buyer can also opt to pay an annually (indexed) fee for a period of 10 or 25 years. The realtor can provide further information
with regard to this.
3.The purchase prices include a provisional sum for the kitchen and the sanitary facilities as described in the technical
description.
4. The purchase prices for the variation layout are the same as the standard layout.
5. The purchase prices include storage area in the basement.
The prices specified in the purchase price list include the purchasing costs payable by the vendor and include:
- land costs, meaning the prepaid fee for the land from September 1st, 2019 until September 1st, 2019
- construction costs, including labor and materials
- architect and constructor fees
- monitoring costs during construction
- construction costs for utilities, fiberglass and / or CAI
- notary fees for the purchase of your residence (deed)
-VAT in accordance with the current 21% rate. If the official VAT rate is altered, the costs will be passed on between parties in
compliance with the relevant legal provisions in force.
- the acquirement of the SWK-guarantee certificate
The following costs are not included in the purchase price:
-If you choose to buy off the lease fee: the (daily) interest over the purchase price charged by the municipality starting from
September 1st, 2017 until the date of legal delivery (the transfer).
-If you choose a fixed annual fee for either 10 or 25 years: the difference between the 10 or 25-year fixed rent fee for the first
two leasehold years, and prepaid index fee that the community charges from September 1st, 2017 up to and including the date
of the legal delivery (the transfer).
-From September 1st, 2017 onwards, interest will be charged over the ground fees, development and additional costs, and over
the dilapidated instalment terms.
- The costs of any additional work or reduction of work
- Subscriber costs and connection fees for data, telephone, CAI, and utilities
- The closing, notary, and registry fees regarding your mortgage
- Mortgage advise fees, if any.
- Interest during construction
Parking places
The purchase prices for the apartments do not include parking place(s) for a car and/or scooter.
The purchase of a parking place It is not obligatory.
Purchase princes of parking places vary, depending on the where the place is situated in the parking garage.
