Won’t the application be enough? ANSWER: NO!
Competition right now is tough. Being prepared and going above and beyond just might help. Many times,
landlords and property management companies receive multiple applications on one property. Make your
application stand out! Remember, your application fees are generally non-refundable and you don’t want to
waste time applying for property after property. The following tips may just help you get the property that
you really want.
WRITE A COVER LETTER








Describe your good character.
Why should you be selected?
Why are you leaving your current residence?
Previous renting issues – explain what happened
and what you’re doing to fix the issue.
Bad credit? Know what is on your credit report.
Tackle the issues head on and explain what
happened. Maybe the landlord was once in the
same situation. Again, explain what you’re doing
to fix the problem.
Be honest.
Why are you applying for this property?
 Location
 Price
 Description
Proofread it, do it again, and have someone else
read it. Make no mistakes or grammatical errors.
DO YOU HAVE PETS?





Include a photo/name/age and describe what
your pet means to you.
Offer more of a deposit.
Suggest a pet interview.
Did your dog pass obedience training or other
formal training? Provide a copy of the certificate.
Is your pet up-to-date on shots? Provide copies
or maybe include a vet reference letter.

Know your gross annual income. Most landlords
require an income of three times the monthly
rent.
Have copies of your driver’s license.
Have copies of your two (or three) most recent
paystubs.
Have copies of two (or three) most recent bank
statements.
Do you currently have a rental insurance policy?
Provide a copy of that to show responsibility.
Offer to sign a longer lease.
Offer to pay a small amount more per month.
Sometimes, $25 or $50 per month more will look
really attractive to a landlord.
Dress business-like. Being a landlord is a business
and they and their representatives are sizing you
up. Dress to impress.
Be on time! When looking at properties or if you
had to make an appointment to drop off an
application, be on time. Show that you are truly
interested. Treat it like a job interview.
