Purpose
The purpose of this document is to explain the Foreclosure Hold Report (SQW2022 and SQW2025), how to use the report
to identify all open/active delays, and how to use the data within the report to close any delays that are no longer
open/active.
Foreclosure Holds Report Overview
The Foreclosure Holds Report identifies delay events submitted by either servicers (SQW2022) or firms (SWQ2025) to
DMRS that have not been closed by a matching Delay End event. This report gives providers a view into the inventory of
holds, as reported to DMRS.

Accessing the Foreclosure Holds Report
Once in the DMRS workspace, follow the steps below to access the report.
1. Click Reports. Then click Workspace Reporting.
2. A new screen will appear. Click Standard Reports. Select 2000 Exception from the drop down list. Double
click on SQW2025 or SQW2022 Foreclosure Holds.

3. Select the appropriate parameters:

Select Organization: This will always be your office.
Select an Investor: This will always be Fannie Mae.
Select a Provider: If you want to see only the open delays that were reported by your office, select your
company name from the list.
Select a Servicer: The default value is ALL, but the parameter can be changed to select a single servicer,
as applicable.
Select an Attorney: The default value is ALL, but the parameter can be changed to select a single
attorney, as applicable.
Select a State: The default value is ALL, but the parameter can be changed to select a single property
state, as applicable.
Select a Delay Type: The default value is ALL, but the parameter can be changed to select a single
Delay Type, as applicable.
Export Format: Choose the option to export to an excel spreadsheet.
4. Run Options.
• Run: creates the report immediately, based on selected parameters, and displays the results on the
screen.

Reset: clears all report parameters previously selected.
Schedule Report: sets the report to run, with the defined parameters, on a recurring basis. For more
information on scheduling reports, refer to the DMRS Reports Job Aid.
Export: Exports the report to the selected format. Do not select Run prior to selecting Export.

Understanding the Foreclosure Holds Report
Once the report appears, the results reflect all delay events that are currently open or active. The information below
defines each column in the report.

Investor Name: This will always reflect Fannie Mae.
Investor Loan Number: The Fannie Mae loan number.
Servicer Name: The servicer assigned to the loan according to DMRS.
Provider Name: The name of the data provider that submitted the Delay Start event.
Servicer Loan Number: The servicer loan number assigned to the loan according to DMRS.
Delay Type: The reason the delay was reported for the loan.
Days on Hold: The number of days the delay has been active/open.
FC Attorney Firm: The attorney firm assigned to the loan according to DMRS.
Property State: The state in which the property is located according to DMRS.
Delay Start Dt: The date the delay was opened for the loan.
Last Reported FC Event: The most recent foreclosure event reported to DMRS.
Last Reported FC Event Date: The date the most recent event was reported to DMRS.

Using the Foreclosure Holds Report to Close an Open Delay/Hold
The steps below explain how to use the data within the Foreclosure Holds Report (SQW2022 or SQW2025) to create a
Delay End event that will successfully close the open delay. This process should only be followed to close delays in
DMRS that should no longer be open. Once the Foreclosure Holds Report (SQW2022 or SQW2025) runs, start with step
1 below.
1. While logged into DMRS, navigate to the Event Spreadsheet Upload page and download the current DMRS
Spreadsheet Upload template.
NOTE: The Event Spreadsheet Upload job aid or DMRS Module 4 Training provides more detail on
system navigation and downloading the DMRS spreadsheet template.
2. Go back to the Foreclosure Holds Report (SQW2022 or SQW2025). Copy the data from the report and paste it
into the DMRS Spreadsheet Upload template as described below.
Complete this step for only the delays that need to be closed/ended in DMRS. Delays that are still active/open
require no action until the delay or impediment to the foreclosure process has ended.
 Copy the Investor Name(s) from column A on the Foreclosure Holds Report and paste the data
into position 19 on the DMRS Spreadsheet Upload template.
 Copy the Investor Loan Number(s) from column B on the Foreclosure Holds Report and paste the
data into position 20 on the DMRS Spreadsheet Upload template.
 Copy the Servicer Name(s) from column C on the Foreclosure Holds Report and paste the data
into position 7 on the DMRS Spreadsheet Upload template.
 Copy the Servicer Loan Number(s) from column D on the Foreclosure Holds Report and paste
the data into position 8 on the DMRS Spreadsheet Upload template.
 Copy the Property State(s) from column H on the Foreclosure Holds Report and paste the data
into position 30 on the DMRS Spreadsheet Upload template.
 Copy the Delay Start Date(s) from column I on the Foreclosure Holds Report and paste the data
into position 22 on the DMRS Spreadsheet Upload template. NOTE: While the date format in the
report is accurate, the format will convert to a custom format when pasted into excel. To get the
date back in the correct format users can change the format from custom to date after pasting the
information into the spreadsheet.
3. Some data point positions will have static values for the purpose of this exercise. For ALL event rows completed
in step 2, follow the steps below.
 Enter the value of EVENT in position 1.
 Enter the value of E2270 in position 3.
 Enter today’s date (in the appropriate date/time format) in positions 9, 10, and 11. For example:
2015-12-25T00:00:00.
 Enter the value of P000001 in position 18.

4. Other data point positions will have values specific to your office and the DMRS reporting process implemented.
For ALL event rows completed in step 2, follow the steps below.
 Enter your office’s DMRS Party Code in position 2.
 Enter your office’s assigned DMRS Source System Code in position 5.
 Enter your Processor ID (or the appropriate value designated by your office for this data point) in
position 13.
5. Next, there are 4 data point positions that are required to complete the event but cannot be obtained directly from
the Foreclosure Holds Report (SQW2022 or SQW2025). Populate these 4 data point positions for ALL event
rows completed in step 2.
 Position 6, Servicer Code: The servicer’s DMRS Party Code value should be entered here based
on the servicer name that is listed in position 7.
Hint: If you are a servicer completing these steps, the values needed for position 6 will be the
same values entered in position 2.
 Position 15, Delay Type Code: The Foreclosure Holds Report (SQW2022 or SQW2025) provides
the Delay Type in column E, but the DMRS Spreadsheet Upload Template requires the Delay
Type Code to be reported for the event. Use the DMRS Enumeration list to find the appropriate
DMRS Type Code based on the Delay Type found on the Foreclosure Holds Report (SQW2022
or SQW2025).
For example: The Foreclosure Holds Report (SQW2022 or SQW2025) lists Missing
Document as the Delay Type. When reviewing the DMRS Enumeration list, it is
determined that the Delay Type Code for Missing Document is D1000. The value of
D1000 should be entered in position 15.
 Position 68, Foreclosure Status Type: The current foreclosure status (Active, OnHold, or
Inactive) should be entered.
 Position 74, Bankruptcy Status Indicator: The current bankruptcy status indicator should be
entered. A value of 0 (zero) indicates an inactive bankruptcy for your office. A value of 1
indicates an active bankruptcy for your office.
6. Finally, there are 2 data points that may be required if the conditions are met based on the other data entered.
 Position 110, Default Document Type: If the value entered in position 15 is D1000 (Missing
Document), the Default Document Type must be entered in position 110. Refer to the DMRS
Enumeration list to determine the allowable Default Document Type values.
NOTE: The Default Document Type entered in position 110 must be the same Default
Document Type reported in the Delay Start Event in order to close the open Missing
Document delay.
All cells filled with the light red color (to indicate a required data point) should now be populated on the event
rows.
7. Complete the required contact information on row 4.

8. Save the spreadsheet to your desired location.
9. Upload the spreadsheet into DMRS.

saving and uploading the DMRS spreadsheet template to DMRS.
