Preparing Your Property
For Rental
First impressions are important as they will help determine the type
of tenant that is willing to lease your property and the amount of rent
they are willing to pay.
Below are some helpful tips that are sure to make a big difference:
 Lawns and edges should be neat and tidy
 Walls/ paintwork need to be in a good condition
 Carpets should be steam cleaned
 Ensure all fences and gates are in good condition and working
 A smoke alarm must be installed on each level of the home
 The property should be odour free
Office Policy On Rental Arrears
Unfortunately, from time to time, it happens. But by using the latest
computer systems, and routinely reviewing reports, we ensure
arrears problems are rectified at the earliest possible time. Most
problems are sorted very quickly, by a phone call or reminder,
however, if the rent remains unpaid for 14 days, we will follow the
lawful process of issuing a termination notice to the tenant. Upon
expiry, (approx 18 days later) we contact the landlord to discuss a
suitable resolution for this matter, and suggest we make application
to the CTTT (Consumer Trader & Tenancy Tribunal) for a hearing.
We would seek an order for a payment plan and/or termination of the
tenancy and possession of the premises.
