PLANNING PERMISSION REFERENCE: 2014/3197
APPLICATION TO DISCHARGE CONDITION 3
On behalf of our client, The Gym Ltd, we write to submit an application to
discharge Condition 3 of planning application 2014/3197.
Condition 3 states:
“Prior to first use of the development, details of adequate cycle parking shall be
submitted to and approved in writing by the Local Planning Authority. Such
details as approved shall be implemented prior to first use of the development
and shall thereafter be retained, unless otherwise agreed in writing by the Local
Planning Authority.”
The following documents are enclosed which provide the relevant information to
satisfy Condition 3:



The approved Transport Statement submitted with application Ref: 2014/3197
confirmed the following:
“5.10 The consented cycle parking provides 7 Sheffield stands (providing 14
cycle parking spaces) for the use of health centre staff.
5.13 Accordingly, the proposed quantum of cycle parking at the site equates to 8
cycle spaces for the use of B1 office and D1 training centre and 5 cycle spaces for
the D2 gym. In this regard it has been confirmed that the gym will employ 15
members of staff whilst it is expected that there will be significantly less than 10
members of staff for the D1 training centre. In view of the consented provision it
is proposed to retain 7 cycle stands (14 cycle parking spaces) on the site.”

Condition 3
The provision of cycle parking submitted with this application meets the
requirement of 5 spaces as set out within the approved Transport Statement. As
per the original approved plans, the provision of cycle storage will be in the cycle
storage area which was provided for the original health centre, as shown in plan
reference “42178LPManor House10032D Cycle Storage Location Plan”. The cycle
storage is within the site, adjacent to the premises.
As per the details in the Transport Statement the proposed secure cycle parking
arrangements will provide suitable cycle spaces in an easily accessed and useable
location.
Access for The Gym to 5 spaces which are covered and secure are provided,
which meets the requirements of the condition.
The application has been submitted via the Planning Portal with reference: PP04449521. £97 has been paid directly to the council to cover the fee of this
application.
