COMPANY BACKGROUND
Real Capital Solutions is a highly entrepreneurial Real Estate Investment Company
pairing active capital with an emphasis on street level solutions. RCS, as an active
investment management company, sources deals in value-add, opportunistic and high
barrier to entry markets. RCS focuses on acquisitions, development and management for
highly complex and structured real estate opportunities. RCS has 30 years of operational
and real estate expertise with returns that are in the top 5% of private equity real estate
firms in the US.
Real Capital Solutions (“RCS”) is a private real estate investment company based in
Louisville, Colorado with additional offices in Florida and Spain. Founded in 1984 by
Marcel Arsenault, RCS is an active investment management company focused on valueadd, opportunistic and high barrier to entry markets. RCS currently employs a staff of 90
and has $1.4 billion in real estate assets under management.
RCS is structured as a portfolio of four discrete business lines: multifamily rental; for sale
condominium; commercial (office, industrial and retail); and homebuilding. The firm does
ground up development; acquires and repositions/redevelops existing assets and actively
asset manages its investments. All businesses are united in a common and unrelenting
focus on adding value to the real estate. Centralized legal, finance and HR teams support
the four business initiatives.
As the Capital Partner, RCS works with Operating Partners and provides favorable
leverage and/or equity. RCS also provides back-office support to its Operating Partners
and, most importantly, a long-term macro-economic view that differentiates RCS from
other real estate organizations.
RCS expects to grow rapidly over the long term as it sources outside capital to diversify
the equity base contributed primarily by its founder. Over the next 10 years RCS expects
to grow real estate AUM to $5.6 billion.
SUMMARY
The CIO will be a critical member of the RCS Executive Team and will report to the
Founder & CEO. The role is newly created to consolidate responsibility for all investment
strategy, equity capital markets, acquisitions/dispositions, and institutional and investor
relations.
The ideal candidate for this position will be an individual who has previously sourced real
estate investments, executed new real estate investment strategies, created and
maintained an effective acquisition team, managed people, programs, processes and
analyst of acquiring commercial real estate.
RESPONSIBILITIES
 Direct and manage all investment activities including acquisitions, dispositions, and
joint-ventures; evaluate, analyze and advise on the financial impact of potential
acquisitions, developments, joint ventures, divestitures, new programs, and funding
activities

Develop a strategy with the CEO that establishes significant, on-going relationships
with sources of equity capital and directly solicit equity capital through implementation
of the strategy

Participate as member of RCS Investment and Executive Committees

Hire, manage and mentor professionals for the equity capital markets and
acquisitions/dispositions functions of the firm.

Spend significant time traveling to meet prospective clients and consultants, attending
industry events, or participating in forums that will increase the firm’s visibility with
potential investors or their advisors/consultants
QUALIFICATIONS
The successful candidate will be a seasoned investment professional with verifiable
accomplishments in acquisitions/dispositions; investment strategy; equity capital raising;
and investor relations/client service.
Specific candidate requirements include:

Minimum 15 years of relevant real estate investment and equity capital markets
experience

Undergraduate degree required; MBA or CFA preferred

Experience in full cycle of real estate acquisition including origination, underwriting,
Investment Committee preparation; due diligence; negotiation; and closing

Track record raising equity through relationships that have been personally developed
(vs. existing relationships of the employer).

Exceptional relationship skills and the ability to establish rapport with a wide range of
individuals representing a spectrum of investors, staff, Advisor members,
Consultants/Advisors as well as RCS Co-Workers;

Experience managing investments, raising capital, and managing clients during a
“down” real estate investment cycle

Sophisticated understanding of complex property level finance

Ability to play a significant role in the development of real estate investment products
based on knowledge of, and relationships with, the real estate investment community

Solid understanding of industry trends, competing products, and firms

Excellent presentation skills that reflect confidence, competence, and the ability to
articulate complex investment concepts in a highly digestible fashion

Ability to travel frequently, meet with clients and prospective clients and attend
industry conference, meetings, etc.

Assertive professional style in large-group settings, such as investor conferences,
industry association meetings, etc.

A proactive, highly motivated and self-assured approach to business
leadership and development, with a team-based mindset-“check your ego at
the door”.

Team-orientation, integrity, initiative, thoroughness, resourcefulness, interest
in continual learning and ability to juggle multiple projects.
