As I See It – The Market

Every day I seem to read conflicting
reports about the current state of the
property market; ‘Supply Drought
Means Big Price Increases’, ‘House Price
Growth May Have Peaked’, ‘Mortgage
Lending Hits 18 Month High’ are just
some of the most recent. Certainly, the
market has steadied, buoyed after the
General Election earlier this year.
However, there remains a good demand
for quality, but moderately priced family
houses and good bungalows in
Ponteland and Darras Hall and there
have been some signs of price increases
where demand continues to outstrip a
moderately
low
supply.
The
convenience of Kingston Park remains
popular and there is a constant demand
for Gosforth, with strong signs of
improvement in Newcastle Great Park
and beyond to Wideopen and
Brunswick. Properties in towns like
Cramlington will attract interest, as will
suburbs such as Westerhope. Areas of
Northumberland within commuting
distance of the city are also popular
with Tyne Valley villages in particularly
high demand. In the buy to let market
we have had good interest in
investments producing yields of
between 8 – 9%.

KERB APPEAL – Make sure your property look its best – paint the front door and
tidy the garden for that all important first impression.
DECLUTTER – Let your viewers see the house, not your belongings scattered
around the place!
CREATE ATMOSPHERE – Flowers, a nice smell and lighting all help.
ANIMALS – Best to keep animals out of the way – lovely though they may be, they
can be a distraction.
DON’T BE GREEDY – Set a keen asking price and you will get the best price.
OPEN HOUSE – If you anticipate a lot of interest, an open house can create
competition and help you get a better price.
LISTEN TO YOUR AGENT – He is there to give advice and the benefit of his
(hopefully, many years of) experience.
CHOOSE THE RIGHT AGENT – Look for experience, service, local knowledge, a
good, up to date, fully responsive website, realistic fees and the biggest portals –
Rightmove, Zoopla and Primelocation.

minimum of £195) and will only charge the incoming tenant a flat fee of £195, irrespective of rental value.’
