Based just outside Ponteland, Goodfellows is a truly regional ‘hybrid’ agency offering unrivalled local expertise and knowledge coupled with cutting edge technology. The office is situated between Dobbies Garden Centre and the Airport, strategically placed for ease of access from and to all surrounding areas and boasts excellent parking facilities. With a stunning, bespoke, user friendly and fully responsive website and high end software, Goodfellows offer everything you would expect from a traditional estate agent. However, by operating from a lower cost base, Goodfellows are able to offer substantially cheaper fees than high street agents. ‘Estate agency has changed’ said Chris Goodfellow, MD of the new business, ‘now most people simply use the internet or indeed their mobile phone to search for properties to buy or rent. The need for expensive high street offices is simply not there anymore and it is ridiculous to expect vendors to pay inflated fees to pay for them. We can provide a much better and more efficient service at a fraction of the cost, enabling us to concentrate investment on better websites, technology and portals, ensuring clients are better served and properties are better marketed’. Goodfellows still provide a traditional window display, but here again, see things from a different point of view. ‘People don’t visit estate agents any more, but high numbers still visit the Post Office on a daily basis’ commented Chris, ‘so that’s where we have our display – it really is that simple!’. Goodfellows also offer innovative fee structures, from traditional No Sale/No Fee terms, to a range of up front fee options from only £99 – it really is the client’s choice! Certainly, the market has steadied, buoyed after the General Election earlier this year. However, there remains a good demand for quality, but moderately priced family houses and good bungalows in Ponteland and Darras Hall and there have been some signs of price increases where demand continues to outstrip a moderately low supply. The convenience of Kingston Park remains popular and there is a constant demand for Gosforth, with strong signs of improvement in Newcastle Great Park and beyond to Wideopen and Brunswick. Properties in towns like Cramlington will attract interest, as will suburbs such as Westerhope. Areas of Northumberland within commuting distance of the city are also popular with Tyne Valley villages in particularly high demand. In the buy to let market we have had good interest in investments producing yields of between 8 – 9%. Tips to Help You Sell… and get the best price! As always however, and no matter where your property is, it is down to sensible pricing and good marketing, making sure that your property is seen by the maximum number of potential buyers. Here’s a few helpful hints to ensure you sell your property at the best possible price, from Liza Kennedy, Operations Manager at Goodfellows: Autumn is a great time to consider selling, with buyers keen to move just before Christmas or just after New Year. And with an interest rate rise on the cards, now is an even better time to move with some great fixed rate deals still around. 3. 4. 1. 2. 5. 6. 7. 8. KERB APPEAL – Make sure your property look its best – paint the front door and tidy the garden for that all important first impression. DECLUTTER – Let your viewers see the house, not your belongings scattered around the place! CREATE ATMOSPHERE – Flowers, a nice smell and lighting all help. ANIMALS – Best to keep animals out of the way – lovely though they may be, they can be a distraction. DON’T BE GREEDY – Set a keen asking price and you will get the best price. OPEN HOUSE – If you anticipate a lot of interest, an open house can create competition and help you get a better price. LISTEN TO YOUR AGENT – He is there to give advice and the benefit of his (hopefully, many years of) experience. CHOOSE THE RIGHT AGENT – Look for experience, service, local knowledge, a good, up to date, fully responsive website, realistic fees and the biggest portals – Rightmove, Zoopla and Primelocation. Invite 3 Agents to call round and value your home 2. Ask what their fee is and what it will buy you 3. Find out how and where they will market your property 4. Avoid agents who will limit or delay marketing The Smarter Way to Let… GOODFELLOWS NOW DO LETTINGS! And the companies’ ethos is simple – ‘to provide a great service with a host of great benefits, and charge a sensible fee.’ Chris Goodfellow commented ‘It has long been a bone of contention that some estate agents charge the incoming tenants as much as 50% of the first months’ rent, as well as charging the landlord the same, if not more, making the prospect of renting unpalatable to many prospective tenants. Goodfellows will only charge landlords 39% of the first months’ rent (subject to a minimum of £195) and will only charge the incoming tenant a flat fee of £195, irrespective of rental value.’ James Adamson has also joined the company as Letting Co-Ordinator and makes a welcome addition to the team. James said ‘I am enjoying helping both landlords and tenants with my aim to provide the very best service’. Contact [email protected] or call 01661 829 164.
