How it works: Per Tenant Per Property The Rent Guarantee and legal cover protects against each specific Tenant failing to pay the rent or comply with the terms of the tenancy agreement. An ‘Ultimate’ or ‘Express’ reference is fully included at no additional cost. Our Tenant Support products also enable you to protect against non payment of rent and are designed specifically to aid Tenants who are in receipt of benefits. The Rent Guarantee and legal cover protects each property in the event of a rental default or breach of tenancy. Tenants can leave the property and new Tenants can move in under the same policy subject to qualifying through a Let Alliance Ultimate reference. Legals Let Alliance will pay Legal Costs for the agent in trying to gain possession of the property which has been let under the tenancy agreement. Examples of the protection which this cover provides are as follows: In the event of the Tenants defaulting in rent, Let Alliance will pay the legal costs which are incurred in re-gaining possession of the property, as well as paying the rent. We will pay the court fees which are incurred in standard and accelerated possession proceedings. If a Tenant is served with a section 21 notice or Notice to Quit and fails to vacate, Let Alliance will cover the legal and court costs incurred.
