POSITION SUMMARY:
NACA is a housing services and community advocacy organization with the guiding mission of assisting low
and moderate income families with access to an affordable mortgage and real estate services. In pursuit of its
mission, NACA has developed and implemented both a comprehensive housing counseling and real estate
brokerage which educates the “Client” with respect to the home buying process. The NACA in-house Agent
may provide comprehensive assistance to the Client in identifying, contracting for, and settlement on the sale
and purchase of a home that satisfies the geographical, pricing, and other criteria of the NACA Program.
MAIN RESPONSIBILITIES:
1. Agent is a licensed real estate broker or agent in each jurisdiction in which Agent may provide services.
2. Agent is retained as an exclusive independent contractor to provide residential real estate broker agent
services as an Exclusive Buyer’s Agent to NACA Clients.
3. Exclusive Buyer Brokerage Representation Agreement must be completed by Agent for each Client.
4. A weekly progress report for all Clients the Agent is working with must be submitted to NACA Real
Estate Department (RED).
5. Research applicable real estate market to identify potential properties which are within Client’s NACA
maximum qualified amount and meet Client’s property search criteria. Provide guidance and assist
buyers in purchasing property for the best price under the best terms possible.
6. Remain knowledgeable about real estate markets and best practices.
7. Schedule property showing appointments for Client. Agent is required to attend all property showing
appointments with Client.
8. Perform comparative market analysis to estimate properties’ value.
9. Assist Clients in the preparation of purchase offers, including purchase contract, related addenda, and
amendments for qualified properties. Agent must ensure purchase offers include NACA required
verbiage: Buyer closing in NACA office with NACA approved Settlement Agent.
10. Cooperate with listing agents, buyers, appraisers and various vendors as required to complete
purchase and sale process and settlement of sale.
11. During the Purchase and Sale Contract to Close process the Agent must monitor progress of
transaction with Client, MLO, RED and various NACA Departments as needed to ensure timely closing.
12. Agent must attend all closings.
13. Coordinating, cooperating with and attending property, wood destroying insect and other inspections,
evaluations and tests as required.
14. Develop networks and list of contractors, property and wood destroying insect inspectors to assist
Clients and ensure active list of vendors is available. Agent CANNOT refer Client to specific Vendor.
15. Participating in and assisting with NACA sponsored home buyer training and education workshops and
programs.
 Home Buyer Workshop – 15 to 20 minute presentation on benefits of working with realtor and
inform buyers working with Outside Agents that free training for NACA programs are available to
all realtors.
 Purchase Qualification and Real Estate Workshop – Cohost weekly PowerPoint presentation.

Agent must attend the entire workshops.
 Preparation for Qualification Seminar (non-qualified buyers). Agent works with non-qualified
buyers who have attended HBW and are not working with a realtor. Agent invites buyers to
attend monthly webinar to prepare for Intake Appointment and ultimate qualification.
16. Participating in other activities and campaigns as determined by NACA.

Complete house visits for MAP members as required.

If Short Sale:
a. Be knowledgeable in Short Sale process and specific lender requirements for initiating listing and
submitting offers.
b. Assist MAP members with identifying any Relocation Funds available to assist sellers (i.e.: Cash for
Keys, HAFA etc.).
c. Assist MAP members with identifying and gathering required documents to satisfy lender’s
conditions.
5. Display and market property to possible buyers.
6. Promote sales through open houses and Multiple Listing Services.
7. Provide access to property for agents, buyers, appraisers and various vendors as required to complete
purchase and sale process and settlement of sale.
8. Upon closing of a transaction, Agent will submit to RED and Accounting Department a Commission
Request Package. The Commission will be paid bi-weekly, in arrears, in accordance with NACA’s
regular or established payment schedule.
9. Agent is not authorized to negotiate the brokerage commission below the commission listed on the
MLS without prior written approval from NACA. Submit any commission reduction requests to
[email protected] for review.
10. For Sale by Owner (FSBO) transaction: NACA commission must be at minimum 2.5% of the total
purchase price.
11. Agent is responsible for any escrow payment that is made by the Client. Agent is required to maintain
full and accurate records. All escrow amounts are to be deposited, held and disbursed in compliance
with all applicable laws.
12. Agent is required to maintain full, accurate and complete files for listings and purchase transactions in
compliance with all applicable laws.
The Agent must comply with all policies and procedures of NACA that now exist or may be adopted in
reference to its relationship and quality of services with its independent contractors. NACA shall have
the right to amend any policies and procedures as NACA may deem necessary.

 Purchase – For homebuyers who will be owner-occupants, the Purchase Program makes the right to

provides broad access to its best-in-class mortgage – a mortgage with no down payment, no closing costs,
