Our single goal is to help you accomplish your goal of selling your home for the most money in the

you list your home with the Brant Elsberry Team, we will do the following:

Maximum Exposure Through Heartland MLS
o Your home will be listed on the Heartland’s Multiple Listing Service, with appropriate and
proven emotion-based descriptions and professional quality pictures for maximum exposure to
all area Realtors.
o Your home will be placed on thousands of websites worldwide through an Internet Data
Exchange, including all local and national real estate companies including Chartwell, Reece and
Nichols, Re/Max, Keller Williams, etc., as well as all national real estate sites such as
Realtor.com, Yahoo, etc.
Advanced Listing Syndication
o Through an advanced syndication network, your home will be placed on literally hundreds of
additional websites not available from the MLS, including Trulia and Zillow.
Unique, Individual Website
o I will create a custom, URL-based website for your home, show-casing your home to the world
o Your home’s custom website will contain a unique virtual tour, set to music to increase
emotional appeal.
o This website will link to thousands of other websites, creating search engine optimization.
o Your home’s unique domain name will be featured in all descriptions, advertisements, and on a
sign rider attached to the sign.
Professional Photography
o Pictures will be taken and enhanced by a professional photographer that specializes in real estate.
Realtor Notification
o A sales flyer depicting your home will be developed and distributed to all area Realtors.
Virtual Tour
o A virtual tour will be developed from pictures of your home, uploaded to the MLS and YouTube.
Property Voicemail
o Your home will be given a 1-800 phone number with a unique extension where potential buyers
can call for a Free Recorded Message, increasing the number of calls by potential buyers of your
home by up to 300%.
o Your home’s 1-800 phone number will contain a professional description of your home,
including your home’s website and my contact information.
o Potential buyers can press a button to speak with me live, often while still in front of your home.
o The unique call capture system allows me to call back all of the people who called on your home
to evaluate their interest and provide further details of the home, particularly when nearly 75% of
potential buyers drive by the outside of the home prior to contacting an agent.
QR Codes for Virtual Flyers
o A unique QR code will be assigned to your home and, when scanned by a smart phone, will
provide the potential buyer with a flyer directly to their phone.

Craigslist
o Posting a full html format listing to Craigslist can greatly increase the exposure of your home to
potential buyers. I will post your home in full color, with full pictures, links to my website and
my contact information, setting your home apart from others.
Agent Tour Open House
o When your listing first comes on the market, we will hold an Agent only open house, with food,
inviting all of the area Realtors to come tour your home as a potential new home for their buyers.
We will promote this event through various means, including the MLS, social media, direct
email, and person to person contact.
Public Open House
o I will hold your home open to the public on Saturday or Sunday throughout the initial listing
period as agreed.
o I will require registration of all those that enter your home.
o I will follow up immediately with all of the potential buyers, offering additional information or a
more thorough private viewing of your home.
Closed Board
o Our office is a “closed board” office. I will receive every sign call, office call, email, or internet
lead that comes in to Chartwell about your home. Rather than a new agent or “board agent” that
knows nothing about your home, all such inquires will be directed to me, the person that knows
the most about your home, and the person most interested in helping you achieve your goals.
Market Expertise
o It is my job and duty to know and understand the real estate market as it pertains to your home so
that I can provide you with honest, up-to-date information so that you can make the appropriate
decisions regarding the sale of your home.
Regular and Meaningful Communication
o I will provide you with weekly communication about the market and the interest in your home.
Negotiation Expertise
o When we receive offers on your home, I will negotiate on your behalf, using market data and
proven strategies to get you the best possible contract for the sale of your home.
Easy Exit Guarantee
o While I cannot guarantee the market, I will guarantee that you will receive the best service,
experience and technology to give you the best opportunity to sell your home. If at any time you
feel like I am not performing, I ask that you give me notice and a short opportunity to cure the
problem. If after that you are not satisfied with the service that I provide, you may fire me with
no hard feelings.

with the service you receive, you should have the power to fire your agent.
It takes a strong belief in the quality of one’s service to make this kind of stand, but we never settle for less than
the highest professional standards from our team. We are confident you will be happy with our service and
results. That’s the simple truth. We always stand behind our service.
The Guarantee: If you are unhappy with the service I am providing you, I ask
that you first discuss it with me because I would like the opportunity to
improve. Simply tell me the problem, give me seven days to attempt to fix it.
If you are still unhappy, simply ask for an unconditional release in writing
faxed to 816-434-6060, and you will have your release in writing (you will
receive a copy of the MLS data sheet showing “Withdrawn” status) within 24
hours from receipt of your request. No hard feelings.
The Exceptions: If there is an accepted offer or pending negotiations, listing
cannot be released. Broker protections as per the listing agreement continue to
be in effect as explained on the listing agreement.
