55 Point Marketing Strategy to Get Your Home Sold!
Please take a moment to read this guide in full. What you will find is that these
steps will get your home sold. You may find other Realtors who attempt to offer
more marketing points, but be aware of the fluff. Too many numbers mean
throwing everything at the wall because they aren’t sure what sticks. I know
through experience that these points executed precisely will bring you a buyer
every time. These points are more than just marketing. They are the marketing
and the process of accomplishing our goal of moving your home for top dollar in
the shortest time possible. Enjoy!
1. Place on local MLS. (This is the first place every Realtor will look for
homes for their buyers)
2. Place a yard for sale sign in front yard. (We don’t want anyone to miss
it!)
3. Send an email blast to local networking realtors. (This is huge because
other Realtors may have your buyer!)
4. Build your own personal landing page online for easy access and more
information.

5. Place property on Facebook.
6. Create a YouTube Video of your property (Which will then be shared
across all social media)
7. ADVERTISE your property on Facebook (95% of Realtors will not do
this)
8. Place your property on Instagram
9. ADVERTISE your property on Instagram (95% of Realtors will not do
this)
10. Place your property on Twitter and Pinterest
11. ADVERTISE your property on Twitter (95% of Realtors will not do this)
12. Advertise with High Definition Professional Photos
13. Advertise on over 2,000+ National and Global websites including
Home.com
Zillow
Trulia
Yahoo
Realtor.com
Kellerwilliams.com

14. Help give you tips on staging your home for sale to always show at its
best.
15. Place MLS lockbox on the property where I can see every Realtor that
shows your home so we can get instant feedback. (This is critical)
16. Place your property into our “Feedback System”
17. Follow up and obtain feedback from Realtor showings and provide that
feedback to you weekly. (This can help us adjust things that other Realtors
give us feedback on)
18. Be aggressive at overcoming any objections to put potential deals
together. (If your Realtor is not an expert negotiator, this point alone can
make all of the difference.)
19. Provide weekly showing updates and monthly market updates. (These
will be a routine)
20. Send email blast to all our buyer agents that are working with hundreds
of active buyers at to see if they have a fit.

21. Weekly meetings with my personal team to mastermind on what steps
everyone is taking to get buyers in your home and get your home sold.
22. Review a current market analysis and updated market analysis reports
to ensure we are always priced right.
23. Promote your property at our weekly office meeting.
24. Prospect 4 hours daily to find new clients and buyers that may be
interested
in your home. (While most agents are off playing rounds of golf, I remain
focused on my job which is getting your home sold. Period.)
25. Contact my buyer leads, centers of influence, and past clients for
potential buyers.
26. My team has buyer agent floor time to make sure every sign call is
answered and try to schedule showings.
27. Systems in place to ensure all buyers we are working with are qualified
buyers.
28. Internet routing lead system to ensure your property internet leads are
sent immediately to me so that I can answer any questions and try to
schedule a showing right away.
29. Help you coordinate your relocation, if needed.
30. Provide the seller with copies of all the Alabama Contracts and
paperwork
so you know what to expect and what you will be signing.
31. Provide vendors contact information and help schedule any work
needed.
32. Prepare a Seller Net Sheet on every offer received so when presenting
each offer you can make your best decision.
33. We have a team “Transaction Coordinator” that follows up daily with
Title, Lenders and the Buyer’s Realtor to ensure everything is going
smooth.
34. Meet with the Transaction Coordinator daily to ensure there are no
issues.
35. Update you twice per week with escrow updates once your home is
under.
36. Speak with the lender representing the buyer before their offer is
presented to make sure the buyer is qualified and “feel out” the lender.

37. Provide a “Fire Me” Guarantee. (95% of other Realtors will not do this.)
38. Coordinate and schedule showings with Realtors.
39. Coordinate access for inspections.
40. Coordinate access for Appraiser.
41. Ensure earnest money is deposited into escrow.
42. Track all numbers to see where we are getting the most buyer leads
from on your property so we can adjust our marketing efforts as needed.
(This is where other Realtors completely drop the ball! If they don’t know
HOW there homes get sold, why trust them to market yours?)
43. Discuss qualifications of prospective buyers to help determine buyer
motivation, ability to purchase and probability of closing the sale on time.
44. Improve the marketing of any under-performing marketing areas.
45. Meet with our preferred lenders to see if they currently have any
qualified
buyers that may be interested in your home.
46. Re-write advertisements to keep them fresh.
47. Coordinate final walk through access for the buyer.
48. Ensure all contingencies in the contract are met, and communicate with
you when each contingency is satisfied.
49. Help you find your next home, if needed. If you are moving out of state,
my extensive network will be an advantage as I can find honest and
competent agents for you in your new area!
50. We are involved with numerous masterminds, networking groups and
coaching companies and always looking for new innovative ways to market
homes to get top dollar in the fastest amount of time. I am a student of my
craft.
51. Our Team Support Staff Department will cross check all documents and
check in with all parties on a constant basis to ensure nothing is missed.
