Role: Asset Project Manager Salary Grade: £32,760 to £40,040 Responsible To: Senior Asset Manager Responsible For: Asset Management Project Officers, Sustainability Officer, Mapping Officer Location: The Observatory, Liverpool Purpose of the Role Contribute to the development and delivery of an effective Asset Management service. Determine the viability of existing and potential stock through option appraisal and implement projects to secure the organisations asset base going forward, ensuring that a consistent specification is applied to all new works and that the environmental sustainability of the stock is maximised. Specific Responsibilities & Accountabilities 1. To be responsible for the option appraisal of existing stock ensuring that LMH’s asset base remains sustainable and that informed asset management decisions are taken. 2. To manage the appraisal process for new stock and land opportunities, such as strategic acquisitions, ensuring that the business has accurate and relevant information to base their decisions. 3. To lead, manage and motivate staff to achieve the team’s objectives. 4. To be responsible for the organisations property specification, ensuring that there is consistency across the Assets Directorate for any new works and that optimum value for money is achieved. 5. To ensure the delivery of the organisations environmental sustainability strategy and develop initiative to maximise funding opportunities in support of this. 6. To develop projects that contribute to the delivery of LMH’s Asset Management Strategy, thus contributing to the organisation’s return on assets. 7. To work closely with the Regeneration Team to develop ward plans and neighbourhood initiatives, thus contributing to the sustainability of LMH neighbourhoods. 8. To ensure that customer views and feedback are an integral part of the projects being proposed and delivered. AE.AM.012.001 9. To manage LMH’s mapping functions, ensuring that this resource is used to its maximum potential for staff and customers alike. 10. To be responsible for ensuring that up to date records are kept on LMH’s stock numbers, profile and associated assets. 11. To ensure that all appointments are subject to appropriate and robust signed contractual arrangements. 12. To write reports in relation to Asset Management Projects and present them to the appropriate group or meeting, such as to team and directorate meetings. 13. To develop policy and procedures relating to the Asset Project Management functions. 14. To work with external consultants and contractors in the pre contract development of ideas and projects and ensure a smooth handover and transition of projects to the investment delivery teams. 15. To ensure the team keep accurate and clear records of all projects, ensuring that required approvals are obtained and are stored logically and are easily accessible for staff. 16. Establish good communications and working relationships with Board members, other sections within the directorate, other directorates and external organisations to ensure a co-ordinated approach in delivering excellent asset services. 17. Approach the post with a flexible attitude, allowing for temporary changes in work patters, or any other duties which, from time to time, might reasonably be expected. 18.
