Plumbing Services Final plumbing inspections for commercial premises Development Services fact sheet Brisbane City Council is committed to delivering efficient and effective development assessment activities. Our Plumbing Services team has developed this fact sheet to make it easier for plumbing contractors to find information on booking final plumbing inspections for commercial premises. Council recognises that achieving quality outcomes in a timely manner relies on working together with our customers. This fact sheet provides information for plumbing contractors who need to book final plumbing inspections for commercial premises. Details outlined in this document will help ensure you meet all requirements, avoid potential delays and are aware of common inspection problems. Before booking a final plumbing inspection for commercial premises, Council requires all paperwork and payments to be submitted for any installed testable backflow prevention devices. An electronic copy of the ‘as-constructed drawings’ is also required. Before requesting the final inspection Council requires the following documentation and information before a final plumbing inspection can be booked: - one full set of electronic ‘as-constructed drawings’, in the same format as the ‘stamped approved plans’, emailed to Council at [email protected] - Form 9 – ‘Backflow Prevention Valve Test Report’ for each installed device complete with full payment (where applicable) - compliance with all permit conditions. If you have not met these criteria, the final plumbing inspection cannot be booked. At the final inspection The plumbing contractor must be onsite for the final plumbing inspection. Council requires that the following information be available onsite at the time of the final inspection: - one full set of signed and marked up ‘stamped approved plans’ - one full set of paper ‘as-constructed drawings’ in the same format as the ‘stamped approved plans’ - a copy of the following (where applicable): * fire service test reports * Form 9 – ‘Backflow Prevention Valve Test Report’ for each installed device, including proof of payment * proof of watermark/product certification for approved products * Automatic Meter Reader commissioning certificate. The paper ‘as-constructed drawings’ with all associated forms and test certificates must be kept onsite at all times and will be received by the final inspector. If you have not met these criteria, the final plumbing inspection cannot be booked. As-constructed drawings The ‘as-constructed drawings’ require the following on the front page: - Plumbing Application number - Drainage Plan number - street address details - real property description e.g. LOT number/RP or SP number - the words “AS CONSTRUCTED” clearly printed - plumber’s details/licence and phone number - Sub-Water Meter and Master Water Meter table where applicable (*refer to the table on page 2). The ‘as-constructed drawings’ require the following on every page: - Plumbing Application number - Drainage Plan number 1 - the words “AS CONSTRUCTED” clearly printed. Note: Council will not accept hand writing, hand drawing or white out on any plans. Who should attend a final plumbing inspection? The plumbing contractor will need to be onsite for the final plumbing inspection. A Council plumbing inspector will also attend the meeting. How to arrange a final plumbing inspection To book an inspection phone Council on (07) 3403 8888. A minimum of two business days’ notice is required for all inspections. Fees apply. Backflow payments A copy of Form 9 – ‘Backflow Prevention Valve Test Report’ and proof of payment for each installed device is required to be provided before booking your final inspection. The table is to be documented on the ‘as-constructed drawings’ in accordance with Queensland Urban Utilities Sub-metering requirements.
