DESIGN APPROACH MASSING
Given the relatively exposed position the site occupies, the massing of the proposed development has
been carefully designed to reduce the visual impact on the surrounding context. By recessing both the
first and top floors the bulk is reduced to a single white box element per elevation, with the vertical
element to the corner. Solid balustrades are utilised to create the white boxes, which project from a dark
background to become the visual focus of the built form. The adjacent diagrams show the built form
progression.
