AMP Capital Shopping Centres (AMPCSC) operates within the Real Estate Division of AMP Capital.
AMPCSC is a full capability manager and developer of retail assets and employs over 250 property
professionals. The business delivers investment performance through expertise in asset
management, property management, development, leasing, finance, operations, marketing and retail
design.
AMPCSC provides asset and property management expertise for a portfolio of 23 shopping centres
across both Australia and New Zealand. Our vision is to be the preeminent manager of commercial

Divisional Asset Manager (Retail) - PSP NZ Portfolio /
AMP Capital recently welcomed PSP Waiheke Inc. (“PSP”) as a very important partner for both the
New Zealand and broader AMP Capital property business. The advent of PSP is the catalyst for a
cultural and operational shift to ensure we meet the challenges and opportunities of managing a
separate account mandate compared to the portfolio’s prior pooled investment structure and departing
investor base.
The new role of Divisional Asset Manager – Retail, has been created to work closely with the PSP
Portfolio Manager and other relevant Investment Managers to execute the investment strategy for a
portfolio of New Zealand shopping centres. The Divisional Asset Managers accountability is to
maximise the return on investment (ROI), through successful implementation of the investment
strategy, having regard for each of the respective owner mandates.
The Divisional Asset Manager will identify short, medium and long term opportunities through
implementation of the internal asset planning process, providing appropriate recommendations that
add value or mitigate risk, whilst balancing income and capital return for each asset so as to deliver
targeted long term investment performance.
The number of centres within the portfolio will change from time to time.
Main focus areas
The key responsibilities of the Divisional Asset Manager (Retail) will be to:

work closely with the PSP portfolio Manager and the broader property team to execute the
investment strategy for the mandate;

successfully deliver all annual performance objectives to underpin portfolio investment
performance;

provide strategic asset management services for each property, with the objective of creating long
term valuation growth, in line with the investment management mandates;

provide leadership of the leasing team in executing the leasing strategy for the portfolio;

drive development opportunities where appropriate in line with the long term value add mandate of
the respective Funds;

provide leadership for the centre managers in the day to day operation of each asset within the
portfolio;

maintain appropriate governance of all portfolio operational matters in line with AMPC policy and
New Zealand legislative requirements;

oversee all legislative, planning & advocacy issues relating to retail within the NZ market;

support new business (mergers, acquisitions) opportunities as presented.
Key Responsibilities and Competencies
Drive Investment Performance

Maximising total return outcomes for all Centres within the portfolio.

Lead the Asset planning process, with each centre updated twice yearly in accordance with the
valuation / asset planning schedule.

Reviewing and recommending approval for annual budgets and the business plans for each
centre.

Development of key leasing strategies, including setting and driving the leasing vision to achieve
an aspirational retail mix in accordance with the demography and competitive framework within
the trade area for each asset.

Supporting and overseeing the Valuation process.

Being accountable for meeting the reporting obligations as required under the respective
investment mandates.

Capital management, with external and internal co-owner approval required prior to spend.

Provide Research and Market analysis where required and within approved budgets.

Manage the internal and external co-owner relationships / including direct client liaison where
appropriate.

Review and set strategy for the long term management of each asset in conjunction with the
Portfolio and Investment managers and relevant co-owners.

Assist with all strategic initiatives as required, including development and masterplanning.

The SAM is a senior position and the AMPCSC Senior Leadership Team will, from time to time,
call upon the incumbent to provide advice and or input into broader business issues as they relate
to asset/property management.
Management & Leadership

Maintain appropriate client relationships with the support of key internal stakeholders to enhance
work-flows and maximise business opportunities.

Provide direct leadership for the Centre Managers and property based teams, in the
implementation of each assets business plan.

Provide direct leadership for the Leasing Managers, lease administration team and retail design
managers in the implementation of the keasing strategy for each property.

Manage relationships with key external stakeholders including retailers and suppliers for the long
term benefit of investors


Business Effectiveness

Reporting to the Head of Asset Management, the role will have dual reporting to the Fund
Manager and be responsible for the delivery of investment performance for the retail portfolio in
accordance with the strategic plan.

Asset Management and Asset Planning Fundamentals: Responsible for the preparation of
individual asset plans, delivered in accordance with the annual plan. Assess asset lifecycle
position and makes recommendation on future asset strategy to optimise investment outcomes
(hold, develop, sell). Demonstrates deep relationships with the market place, and supports the
transactions manager in sourcing, acquiring and executing property transactions.

Valuation Management: Works with the Portfolio Manager and Senior Portfolio Analyst to support
the valuation program, responding to external valuer requirements and endorsing final valuation
recommendations.

Master Planning and Market Assessment Capability: Uses complex planning techniques to exam
the life of the assets.

Portfolio Reporting and Business Planning: Accountable for meeting the reporting obligations as
required under the investment mandates. Demonstrates high degree of understanding of portfolio
reporting, including preparation of annual quantitative/qualitative business strategy/plans, plus
oversight of the preparation of monthly and quarterly reports as required

Industry and Investment Knowledge: Monitors, predicts and advises on developments in the
investment market and the property industry. Maintains currency in investment management
practices and competitor activities and interprets and forecasts market movements.

Negotiation and Relationship Management: Senior stakeholder engagement (Client/Tennant).
Actively grows new and existing relationships with asset owners and other internal or external
stakeholders to ensure appropriate communication, engagement and commitment. Delivers high
quality client interface through face to face presentations and supported by written
communications. Supports development of stakeholder management strategies. Demonstrates
market presence, an advocate for AMP Capital and the investor and is highly respected by peers
in the market place.

Strategic Decision Making, Financial Management and preparing investment case
recommendations: Translates asset objectives into clearly defined business cases with the aim of
maximising asset performance.

Leadership: Leading leaders through complex business cases and translates complex information
into executable strategies, and influences strategic decision making.

Build and maintain networks both internally and externally including but not limited to; Fund
Managers, Tenants, Leasing Agents, Property Leadership Team, Capital Transactions Team and
peers and others where necessary to achieve mutually positive outcomes thus shaping highest
level performance.

Ability to work within and across large diverse teams, providing effective leadership in a matrix
management structure

Recognised as an industry leader with external stakeholders including tenants, agents and
professional service groups
Experience requirements

Degree qualified with emphasis on property related discipline.

Current NZ Real Estate Licence will be advantageous.

10+ years commercial experience in retail property asset management with exposure to
development, leasing and asset strategy.

Demonstrated capability in managing a large P&L.

Senior leadership experience with the proven ability to manage high-performing multi-site teams.

Established professional associations, including memberships within industry bodies and
professional bodies.
