One Day Codes One Day Codes • The RAYAC Board of Directors has approved the use of One Day Showing Codes. • One Day Codes turn the lockbox into a “combo box” and anyone who has that code will be able to enter the lockbox. • RAYAC members are encouraged to use extreme caution when issuing One Day Showing Codes. One Day Codes • One Day codes can only be generated on lockboxes with software enabling One Day Codes. • 56% of Gen I/ Gen II Lockboxes have the One Day Code software. • All Bluetooth Lockboxes have the One Day Code Software. • RAYAC will provide a list of lockboxes that have not been updated with the One Day Code Software. One Day Codes • The One Day Code software is the same software that enabled Members to use the SentriSmart Mobile App with the lockboxes. • Downloading the software: • The member that the Lockbox is assigned to must renew their SentriCard in a Card Reader. • The SentriCard must be inserted into the Lockbox. • Wait until the beeping stops and the lights stop flashing and then remove the SentriCard. • Renew the SentriCard again. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Pennsylvania Real Estate Licensees or Certified Appraisers: 1. The Listing Agent is only able to give out the One Day Showing Code on the property if they have the seller’s written permission. The Hold Harmless Lockbox Agreement has been updated to have a section that the seller’s will initial if they give permission to issue One Day Showing Codes on the property. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Pennsylvania Real Estate Licensees or Certified Appraisers: 1. The Listing Agent is only able to give out the One Day Showing Code on the property if they have the seller’s written permission. The Hold Harmless Lockbox Agreement has been updated to have a section that the seller’s will initial if they give permission to issue One Day Showing Codes on the property. 2. In addition to the Seller’s written permission, the listing agent would be able to give out the One Day Showing Code after a buyer’s agent or certified appraiser has completed a form to verify they are who they say they are, they have a PA license, and agree not to give the code out to anyone else. The form must be completed before the listing agent is allowed to generate the One Day Code. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Pennsylvania Real Estate Licensees or Certified Appraisers: 3. The completed forms must be faxed to the RAYAC office or emailed to the Lockbox Administrator within 2 business days after the showing. 4. The Listing Agent will generate the One Day Code. The code can be generated by calling Sentrilock or by using the SentriSmart Mobile App. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Pennsylvania Real Estate Licensees or Certified Appraisers: 5. RAYAC will bill the buyer’s agent or certified appraiser a fee of $20 per day to use the one day code after the showing occurred. The fee will need to be paid within 3o days after the invoice. RAYAC has also established a one month access subscription as well. The cost of the one month subscription is $40 plus tax. This is to give agents and certified appraisers outside of the area an alternative option to the One Day Codes. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Contractors and other persons authorized by the Seller: 1. The Listing Agent is only able to give out the One Day Showing Code on the property if they have the seller’s written permission. The Hold Harmless Lockbox Agreement has been updated to have a section that the seller’s will initial if they give permission to issue One Day Showing Codes on the property. For individuals who are not PA Real Estate Licensees or Certified Appraisers, the Seller needs to approve the individual contractor or person in advance. This is also the form that should be used if the homeowner locks themselves out of the house and requests a one day code to get back in. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Contractors and other persons authorized by the Seller: 1. The Listing Agent is only able to give out the One Day Showing Code on the property if they have the seller’s written permission. The Hold Harmless Lockbox Agreement has been updated to have a section that the seller’s will initial if they give permission to issue One Day Showing Codes on the property. For individuals who are not PA Real Estate Licensees or Certified Appraisers, the Seller needs to approve the individual contractor or person in advance. 2. In addition to the Seller’s written permission, the listing agent would be able to generate the One Day Code after the listing agent has completed a form verifying that they have the Seller’s permission and have notified the individual not to share the code with anyone else. The RAYAC Board of Directors has established the following guidelines when issuing a One Day Code to Contractors and other persons authorized by the Seller: 3. The completed forms needs to be faxed to the RAYAC office or emailed to the Lockbox Administrator within 2 business days after the code is used. 4. There is not a fee charged for a contractor or other persons that have been authorized by the Seller. Online Lockbox Training • • • • www.RAYAC.com. Click on button to go to lockbox page. Click on Sentrilock Online Training. After reviewing all videos, contact RAYAC Lockbox Administrator for test and a key lease authorization form. • Return completed test and authorization form to the Lockbox Administrator. Must score at least 70% to successfully complete test. • Upon successful completion of test, the Lockbox Administrator will activate lockbox access and create a SentriCard. • Agent will come to RAYAC to pay fees and pickup SentriCard Questions?
