SANCTUARY RISE COMMUNITY NEWSLETTER | ISSUE TWO | MARCH 2014
Sanctuary Rise under construction
Stage One is a Sell Out
Toowoomba and Sanctuary Rise have both received
a great deal of media attention of late due to the
momentum in the local property market. Sanctuary Rise’s
unique combination of scenic residential living and close
proximity to the CBD has driven buyer demand and lead
to the sell out of all blocks in stage one.
The sales success has been underpinned mainly by local
families who were drawn in by the magnificent northern
views and strong recreation and lifestyle opportunities.
The strong demand experienced for stage one reinforces
a sound investment for current landowners and has paved
the way for ongoing interest in future stages.

Sanctuary Rise Community Sponsorship
Sanctuary Rise is giving back to the community and have
committed to sponsoring Care Flight.
What’s happening at
Sanctuary Rise?
In the past three decades, CareFlight has made a difference to
the lives of more than 38,000 people, at no direct cost to those
we save.
In the South West region CareFlight covers an area
approximately as far West as Roma, East as Ipswich and as far
South to the NSW boarder.
The iconic blue and yellow helicopters and their team of pilots,
air crew, critical care doctors and flight paramedics
remain on standby 24 hours a day seven days a week,
to save lives and serve the community through the
provision of rapid response critical care.
Over the festive season Sanctuary Rise achieved
several milestones with stage one construction
nearing completion and strong buyer demand for the
remaining available stock.
In the last financial year 45% of the CareFlight
community rescue helicopter was funded by the
community. To make a donation or to find out more
about this invaluable community service please

Stage one construction is now in its final stages of
works with the completion of roads and pathways.
Consolidated Properties is excited to see the
Sanctuary Rise community beginning to take
shape through the development of streetscapes,
transforming the project into a vibrant residential
estate. The outlook for future stages is bright with
construction timeframes brought forward in line with
buyer demand.

Stage Two Construction and Sales
Sneak Peak into Stage Three
Stage Two was released to the market on the 14th of
December, 2013. Strong interest translated to an average
of 10 sales per week, securing over 50% of all blocks by
the end of school holidays. The demand for Stage Two is
testament to the unique living opportunities offered by
Sanctuary Rise in Toowoomba’s north west.
Preliminary stages of design for Stage Three have
commenced ahead of schedule. Stage Three is set to
deliver a further 67 residential blocks of land to the
market and will involve a significant upgrade to the
Cranley Escarpment Park facilities.
Success in the sales office has meant the construction
timeframe for Stage Two has been accelerated with
heavy machinery looking to be mobilised in the second
quarter of this year.
To express interest in Sanctuary Rise before Stage Two is
completely sold with lots starting from $135,000, please
contact: Kim Taylor 0418 700 994 or [email protected]
This upgrade will include the construction of recreational
connections and parkland amenities such as walking trails,
shelters, landscaping and planting of native vegetation.
The upgrade will improve biodiversity and encourage
flora and fauna movement.
The completion of Stage Three will set Sanctuary Rise
above the rest as a recognised community defined
by lifestyle, amenity and access to high quality natural
recreation.
The Sanctuary Rise Team will be rewarding one of its Stage Two
buyers to welcome them to the new community. The Easter draw
will give a Stage Two buyer the chance to win a new 51 inch
Samsung Plasma to complement their new home. The prize will
be drawn at midday, Thursday the 17th of April by Kim Taylor from
PRD and the lucky winner will be notified via email and phone.

Toowoomba on the Move
Location
Consolidated Properties welcomes the start of 2014 and has great
confidence in the year ahead. With the Garden City forming the
gateway to the primary industries in the west and booming coal
seam gas in the Surat Basin. The Toowoomba property sector is
set to be a significant beneficiary of the resources boom over the
coming years. This will stimulate population growth, consumer
spending and increased demand for accommodation.
There is significant investment in Toowoomba occurring this
year. The $330 million Grand Central Shopping Centre upgrade
represents one of the most significant projects in the region.
Investment is also being fuelled by the property sector via
developments such as Sanctuary Rise, which is progressing
successfully and ahead of schedule.
Strong buyer demand and quick sales at Sanctuary Rise reinforces
Consolidated Properties decision to develop in Toowoomba. The
combination of a strong economy, population growth, capital
expenditure and ongoing investment reinforces our confidence,
certainty and excitement for a successful 2014.

Confidence is reinforced by significant infrastructure spending and
capital expenditure in the region by both the public and private
sectors including the construction of The Wellcamp Airport, and
the $45 million Outer Circulating Road around the CBD.
Both of these projects are to be completed in the final quarter of
this year. Further, the QLD State Government has confirmed the
2015 commencement of the Toowoomba Second Range Crossing,
which is expected to deliver $1.7 billion in direct infrastructure
investment to the immediate area.
