When you choose to end your tenancy with us there are a lot of things that you’ll need to remember. This leaflet aims to give you information to make the whole process as easy as possible and avoid any costs being passed onto you for work we have to carry out after you move. So if you are thinking of moving or have already made the decision here is what you need to do before you hand your keys back. To end your tenancy you must give us at least 28 days notice. This notice must be signed by everyone who is a tenant at the property. How do I give notice? Your notice should be in writing and you should hand this in to your local Area Office (see the back of this leaflet). You should let us know why you have decided to move and where you are moving to. If you would like help with this please get in contact with us and we will be happy to help. Will the Council inspect the property before I move out? Yes. One of our Property Inspectors will arrange to visit your home before you leave. They will discuss with you any repairs which are your responsibility. It is important that we do this as we don’t want to have to charge you at a later date for any work needed once you have left. Will I get compensation for any improvement work I’ve done on the property? This is called Right to Compensation for Improvements. If you have carried out improvements to your home yourself and received permission from the Council to do so, you may be eligible to claim some compensation. Details of what improvements and the timescales are in your Tenants Guide - Right to Compensation. If you would like a copy of this then please contact your local Area Office. What do I need to do before I move out? Before you move and hand your keys back you should make sure you: • complete any repairs identified by the Property Inspector. If you don’t we may have to pass the costs onto you for us doing this after you’ve left; • all your belongings and floorcoverings; • leave your garden in a tidy condition by cutting the grass, removing any weeds and items which have been left lying; • let us know your new address. Clean and Clear If you follow the above steps you may be eligible for a payment of £100 under our Clean and Clear incentive scheme. You will be sent details of this when you tell us you want to move and it’s important that you know you have to apply for this to be considered. How should I return my keys? You should hand your keys in to any of our Area Housing Offices before 12 noon on your agreed moving date as this means we can stop charging you rent on the day you hand them in. If you leave it till after 12 noon then we will have to charge you rent for that day. Please make sure you return all the keys to the property along with your completed Clean and Clear application if you wish to apply.
